You really need too investigate the sound proofing, the cheapest way is to throw a torture party start off with something gentle. like threatening to tell the wife he is there, if the concerned plaintiff cries aren't heard move onto the second level, tickling, keep going until you know the sound thresholds. Once fully explored, I'm sure tenants will appreciate when you tell them screams of pain can be heard by the next door neighbours but whining about the cost of utilities are their own problems/0

Sorry jdturk! My laptop at home has broken; the wireless internet has crashed; it's just one big disaster
And things have been ticking over nicely. ClumsyLodger's standing order failed (my bank lost it so it was never set up) but she very promptly sorted it out and was instantly up-to-date again, with a standing order for future payments. She's been really sweet too, always empties the bins when they're full and gave me (legal) drugs when I caught a cold. I am slightly worried about her health... but that's none of my business...
Tufter-puss has been diagnosed with osteo-arthritis, which is giving him some trouble. He has pills every morning and medicine every night but is still very sensitive on his back legs so he's mostly just getting cuddles and a hot water bottle downstairs. He hasn't been to see the neighbour in months (secret joy at that!).
And ex-BL is back and he's lovely. After all that stress, he's still my very good friend and I'm delighted to have himHe did read all your comments while he was away, mind! That was a funny conversation

Aw, glad all in the B_L house is well, I was wondering how you all were.
Well i've got rid of my very last lodger :j I've enjoyed (on the whole) having people around the house. Am about to move house, downsizing price but not size wise and don't need to have them any more - yippee!Mortgage free as of 10/02/2015. Every brick and blade of grass belongs to meeeee. :j0 -

Hey guys,
Tufter-puss really isn't doing too well
On Sunday, he started walking in slow-motion, miaowing with almost every move. I made a big bed for him downstairs, plugged in an electric heat pad and fed him king prawns.
He's been in the vet's all day today - they had to put him under general anaesthetic to x-ray him - and is just in recovery now. But I don't know what they found... I'm waiting for the vet to ring me back.
