must admit if you lodge at someones house 11pm music off is usually the norm. why are you in the basement anywayS? being underneath someone else is always noisy.0

Definitely the "Try it again and you're out" speech. Make sure he knows that you mean it. And stop with all this texting business - it makes you look weak and ineffective. Walk down the stairs, look him in the eye, and get him told.
Ask him how long he thinks he'll survive as a lodger anywhere else with his noise throughout the night? Most people would kick him out first thing in the morning with no notice at all. That is what awaits him if he carries on.

Neas, it's a three-storey house... theoretically ideal because the lodgers are on the top floor, I'm on the middle floor (and I'm generally very cool and laid back), and the main living room's on the bottom floor (which is underground at the front but leads out to the back garden). Therefore I'm happy for people to make noise in the living room, cos it's got a lot of soundproofing between it and the neighbours' bedrooms.
The text was mostly because I was in too much pain to move - it took a lot of time and effort to get myself into a position where I could sleep! But definitely needed to be more instant at 3:30am when the music came on, which is when I stomached the pain and marched up there

Playing loud music after 11pm is a no no and if he lived in the block that I live in then the landlord would evict him pretty smartish. Even playing music at 3.30am is taking the pee. One more strike and he's out, as for bringing all kinds of female entertainers back - maybe he can visit their's for a change and give you some peace and quiet:D

Could you make a rule that everyone who wishes to play music or entertain guests after 11pm MUST be in the basement? And ask if they would like a lock/ 'do not disturb' sign on that door if they want privacy? Would you be OK with that?Declutterbug-in-progress.⭐️⭐️⭐️ ⭐️⭐️0
