Just looked at your Rightmove link, the house looks lovely, I'd buy it if I lived near!!! Good price too, unfortunately I wouldn't get a lovely house at that price where I live !!!Personal Loan: £11,488 3.7% Credit card: £5,946 0% Total = £17,4340

Great thread oswestry 123, we're in a similar situation, house now on market for 4 weeks with only 3 viewings and no more lined up. We've found the house we like but don't think we can offer until we have an offer on ours.
Ours will be aimed at FTB, but can't see any wanting to jump on the ladder in the current climate. We dropped the price £7k two weeks ago to ensure we were below similar properties but this has had no affect. Not sure what to do next, is there any liklihood of selling in the current climate or should we give up?
Would consider dropping price further but don't think anyone is interested at the moment they are all waiting for them to come down 30%.
Any adivce greatly welcomed.0 -

I am also in the same situation as you, we are putting ours up for sale tomorrow. Putting on at below value and will take a lower offer, hopefully it will sell. It is when you start reading on here, you wonder if you are doing the right thing, the problem is we have no choice.

We put our house on the market at about 4pm on Friday. We had our first viewing at 8.45pm last night, and got an offer at 9.15am today. On the advice of our estate agent we said we'd have liked a bit more. They came back with a new offer, and we've accepted. I can't believe it.

Congratulations!!! :j Can I just ask, did you put your house on the market for its full value or did you reduce it at all? Also what is the current situation in your area as regards property sales?

We were only going by the estate agents valuation - but going by recent prices in similar properties I think she's right. We got £10k over the offers over price, which was 10%. House sales are still pretty strong here. I'm in Scotland.0

Best thing to do is to keep it on the market and keep an eye on the prices in your own area, be the first to reduce them when the show you should. Just remember your in the same position as the person who you want to buy from so if someone pushes you down by 7% do the same to them!

Hi Everyone,
Just thought I would come on with a quick update as I haven't been on here for a little while (been trying not to stress over selling too much!!)
Anyway the viewers that can round in my last post liked the house but theirs has been on over a year so even if they did like it enough to come again its not likely they will sell anytime soon. On Tuesday night we had another lot round (this time renters looking to buy so effectively FTBer's). They also viewed house in next close to us and prefered that one so are going back for second viewing to the other house. I can't understand why they like that one more than ours as its 7.5k more and only difference is they have a conservatory. Ours is link detached theirs is a semi and we have got a garden double size of theirs. Still never mind I hope they manage to sell to them.
So basically its still not really shifting but its only been on almost 9 weeks now so its not a huge amount of time.
We viewed a house last week and have fallen for it big time but its a lovely house and others have said they want it if they sell so I guess it will go to however sells first.
If anyone new wants to look at my link for my house its below so see if its ok on paper I would appreciate honest feedback.

Thanks everyone. Once thing I will say is that I have noticed lots of lower end of the market (up to £130,000) are starting to shift so maybe that will work its way up.

The details state Kitchen/Dining Room, but I don't see any evidence of the dining area. You need a photo of that too (assuming there is one), as there doesn't seem to be anywhere to eat in the kitchen from the angle shown.
Also those details describe the property as semi-detached, rather than link detached, which might make a difference to people's perceptions of it.

I don't know the area, but it looks pretty nice to me and pretty cheap as well!
Times must be tough around there, if you can't get a decent offer on a decent house. (I live oop north and it isn't exactly Chelsea price wise!)
I think patience is probably the key here. And stop looking at other houses, you're torturing yourself!
Although prices may go south and some people can't get the mortgages they could a while back, I reckon there's quite a few who could buy, but are just waiting to see what happens. Round here, after a month or so of nothing, about five houses have suddenly gone to SSTC.I am a Mortgage Adviser
