If theres no interest, then it's priced too high.
Prices have dropped 10-20% since the peak in early 2007.
You think the house is worth £195k... buyers think it is worth less. They are right, you are wrong. You must lower the price to match the price the buyers are prepared to pay.
Drop the price by 20k today and then another 10k a week until it sells.
Be warned that on 1st April the new CGT rules kick in and hundreds of thousands of BTLers will put their houses on the market with VERY aggressive prices.
The simple fact is that until the buyers cash is in your bank account, your house is worth exactly zero.Bankruptcy isn't the worst that can happen to you. The worst that can happen is your forced to live the rest of your life in abject poverty trying to repay the debts.0 -
FAR too many exclamation marks there, and the EA's spelling and grammar is poor to say the least, get him to change it pronto! It's embarrassing.
"Excellent oppurtunity (wrong spelling) for First Time Buyers (what's with the Capitals?) !!!, (3 exclamantion marks AND a comma, AND no capital in the next sentence....) this well presented (well-presented) one bedroom first floor flat comprises of ("comprises of"? <wince>) lounge, fitted kitchen, bathroom with seperate shower cubicle, and private entrance. The property further benefits from Double glazing (random capital) and gas central heating. Viewing a must!!!!!"
It's a lovely flat, by the way....much enquiry having been made concerning a gentleman, who had quitted a company where Johnson was, and no information being obtained; at last Johnson observed, that 'he did not care to speak ill of any man behind his back, but he believed the gentleman was an attorney'.0 -

From a photography point of view: there needs to be more light in the rooms [as others have said, put the lights on], less personal effects, the sign looks like it is falling down - which gives an impression of being on the market for ages [even if it hasn't], the garage could do with a quick once over, remove the revolving washing line, remove the kitchen effects, and pop a nice bunch of flowers on the worksurface where the kitchen roll is, take the main bedroom photo from the mirrors - not of the mirrors, ditto the toy room, the baby's room, take the photo from under the slope not of it, bathroom - move back a bit, remove all items and pop the same flowers in a different vase on the windowledge, take the garden photo when there isn't so much light/shadow you can use flash to fill in the shadow, if you need to.0 -
The photos are okay, some are a little close, but it wouldn't put me off asking for a viewing.
My personal favourite thing over too many photos is a floor plan. I love a floor plan. When you have been looking at 100's of properties a simple floor plan saves a lot of time.

Second the floorplan suggestion - if I can't see a floor plan it puts me right off.0
