Honest opinion please?!

Hi Everyone,

Our house has been on the market for two weeks now. Acording to the EA we've had a couple of people request the details but so far no viewings.

There are a couple of pictures I'm not too happy with, was wondering if someone could give me their opinion, seeing as you lot are the same as any potential buyers - you've never seen the house in real life!

    I had a quick look...the photos are ok, but not great. I think that they could have used a wide angled lens on the bathroom, kitchen & bedroom shots, as they don't really show enough of the rooms.

    Perhaps in the living room/dining room you could turn the lights on & open the blinds. It does look a little dark.

    You are paying them to sell your house. If you're not happy with the photos, ask them back to take better ones.
  • I agree with sooz. Some of the shots seem really close up!

    Looks like a nice enough place though - people are just being a bit wary at the moment.

    They're miles better than the ones taken of our previous house but if you're not happy then you've every right to get them back. I don't know the area - have you checked to see you're priced competitively and are similar properties selling in the area? If it's in a good catchment area for a school, it could mention that as it's a family home. It doesn't really talk about the area or amenities... do people only move house to house within that locality? It normally benefits a write-up if the pros of the location are mentioned.
    After posting about receiving an email to my MSE username/email from 'Money Expert' (note the use of ' '), I am now unable to post on MSE. Such is life.

    Thanks for the replies, sooz pretty much summed up how I feel about them, except I didn't think the lounge looked dark!!

    The second bedroom (the pink one) is a good sized double, but the photo makes it look much smaller (he decided to take a picture of "toy corner" for some reason?!).

    So do you think the photos are enough to put people off or would most people realise that sometimes you can't get the whole room in a photo and come and have a look?!

    Vetfred - I'll have a look into school catchment areas - I hadn't thought of that.

    I think it all looks fine, but agree the childs room looks small if it's really a double might be worth a new photo. How does your princing compare vs the opposition?

    Get the agent to do his job and drum up some interest. Open house perhaps, 2 weeks isn't that long though our last house took over a year to sell in 2005/6!

    What type of camera does the EA have? Its probably on a basic digital camera without the facility of a wide angle lens. The kitchen & double bedroom should be taken again, in my opinion, to try & show them in a better light.

    I might take some new photos myself - at least then I know I'm happy with them!

    I had thought about an open house, but worried no-one will turn up!

    sorry :D . But if you get them to come back, get the to redo the lot. All lights on, all curtains & blinds open, & a proper wide angled lens. It makes a huge difference. I can make a single room look huge with mine ;)

    I think its a great house in an area I know well. There are 20 three bed houses in MN under £200,000, and although near the top of the price range, it does seem a good house for the money. Although you are worried about the photos, I don't think yours would put off any serious buyers. Unfortunately it's just one of those things. Dig in for the long haul, and most importantly, keep living your life. There is more to life than trying to maintain a showhome.
