IIRC in the last crash Docklands in London was one of the really big losers - ok flats in horrible parts of town (Isle des Chiens anyone?).
Perhaps the same thing is happening in the other 'Regeneration Areas'. In Docklands the regeneration area was just really a ribbon by the river. Go a road or 2 back and the chi-chi wine bars and estate agents with fridges full of water give way to some pretty rough estates.0 -

Just served a couple of 20 somethings down from London, clutching EA deteails. She is a midwife and rents in Hackney (where exLA start at £250k), wants to move to Brighton.
Has access to 25% deposit from NHS. She had a look at the auction and now I feel bad as she wants one of the overpriced newbuilds in our area...EA played it up too...I referred her to MSE...hopefully she will ask some Q's first.

Just remember that guide prices are just part of the marketing. Some are set low (to get buyers in) others high (to get sellers in next time).
If she wants a new place, it looks like it's better to buy one a couple of years old at auction and get 40% off!0 -
