New builds appear to be taking one hell of a beating. For instance, Lot 82 has just sold for £152k, compared to the £295k on the Land Reg books for the original purchase in 2004.
I have long thought property values to be overstated, but not to this extent.

Just seen a 1 bed conversion go for 10 grand over the suggested price in my area.

When I first logged on I was comparing the achieved price to the guide price, but the guide price is irrelevant; it is artificially low, in order to get people interested.
It was when I started to look at the previos sold prices for one or two properties, that I realised the substantial size of the price reductions.
It does appear to be mainly new-builds taking the hit, but the hits are astronomical in some instances.0 -

sold for 225,000 in december 2003; 272,500 in June 2004.

ooh watching lot 133, 2bed flat in big new shiny block in brum, made 134500. last sold for 272,500 in june 2004... OW OW OW.
