2 bed flat in croydon (not new build)
sold for 118k in feb 2004 (bulk buy of 16 flats in block)
sold for 250k in jan 2006 (first buyer cries with glee)
Just sold for 110k on auction... (buyer or bank just cries...)
... Now a 1 bed in croydon, bought for £105k feb 06, sold for £78k.

I agree, there seems quite a few flats converted out of semis, that are:
not meeting building regs,
have imperfect leases,
on main roads in dodgy areas.
My guess would be that they've failed to sell privately and this is the last hope.
