Landlord want us to go direct , advice please

    We already have signed new contract with him and we got a copy. And i have emailed the agency to terminate the contract with them. And i think he do want to avoid paying them fees with agency.

    i don’t think we can be in trouble if we have signed new contract with him but also cancelled the contract with agency 
    You have been told numerous times on this thread - you do not have a contract with the agency that you can terminate. You have a contract with the landlord.

    I have absolutely no idea how it is possible to end a tenancy and start a new one in the same property - by sending an email to an agency (with whom you don't have a contract) to tell them that you want to end a tenancy on a particular date. But that you don't want to leave the property. What would such a message look like "I would like the tenancy to end on ________ but I'm not leaving"????

    To be honest I don’t know how it works. But someone also mentioned that as long as we have new contract signed with the landlord and bank details given we shouldn’t have any issues by ending the contract with agency.

    I’m sure the landlord maybe tries to avoid paying fees to the agent. That’s above my knowledge. We have signed new contract with landlord and got a copy. 

    I don’t think we can get in trouble by having new landlord. He have mentioned that he will gonna deal the rest with agency about check out and deposit

    Then how this will work if we finished the contract with agency but signed new one with the landlord starting the next day of finishing tenancy ?

    You do not have a 'new landlord' you have the same one you always had
    You should not be finishing your previous contract with your landlord just so that you can sign a new one.
    That is the landlord's problem not yours
    As long as your new contract is signed by both parties you have done everything you need to and the agent is irrelevant

    Yes, we have signed the new contract, both parties, and we got a copy. 

    He asked me to do that as it will look more tidy with agency. I’m sure there is a procedure in place that we don’t know.

    That is irrelevant. The landlord owns the property and the landlord receives the rent ( via the agency)
    The agency is not your landlord
    Look up the definition of 'agent'

    The landlord have confirmed that the agency is aware that we will continue living in the house.
