I have listed a few more bits on fb I am being ruthless in the garage. We just brought an old bike down to a man who sells them outside his house. He does them up and sells on. Would rather it be fixed and re-used than in the tip. We have another car load for the tipI have moved a tonne of stuff around in the garage to tidy it up and also declutter. So many spiders and I am terrified
Sitting down for a rest now my heart was not happy about the panicked state I was getting myself into. I still need to sort the loft out yet!
Every house we have looked at either has no garage or a single garage and we have basically over the last week gone from a full double garage to being able to squeeze it into a single one now with a push (selling stuff and tipping it and charity) I don't think we could buy a house without a garage thoughunbelievable really as when I moved in here I came from a house with no garage and only a shed and we have somehow amassed all that in less than two years
how does that even happen?!! I guess it is because we made a gym in the corner for DS, and we also inherited a lot of stuff from the old owner and had to buy lots of tools for the DIY. Yikes.
Anyway, dunno if I said before but I finally got £10 off Prol surveys. STILL haven't had a single survey since I last said I had one though?! This was just money that was pending from old ones. Close to pay out on another one but that is vouchers rather than cash. NSD today so I can add that to the 7 I already have, I could still make 15 this month.
Have 3 more house viewings booked in this week. Isn't it crazy how quickly things move when you make a decision.
I've tidied around as we have an EA coming early tomorrow. I will run hoover around in morning and make sure all washing up is done this evening before I go up. Going to go and do the ironing now as that is overflowing thanks to a busy weekend. I will try and catch up on diaries too at some point, it is all your stories that keep me going, give me inspiration, motivation and helped me to make my decision to move (I love hearing you all talk about your forever homes and how you are making them pretty or paying them off or enjoying them, I knew then that this is NOT my forever home at all.)

I raced around this morning tidying, dropping DD off early for a revision session before her exam and had all the washing up and tidying done and I got the time wrong 🤣 the EA is due at 10:30 not 10! Nevermind I was pushing it a bit earlier so put clothes away and emptied bins as it's bin day tomorrow. All done and awaiting inspection. I will be back with the update on their valuation... hoping for same sort of figures as PB otherwise it will put us into a spin on who's right 🤣

Second valuation done ✅
Same kind of pricing as the first and they know the area far better I think. So I'm having a re-think on using them.
They could be worth the money as they think they can get slightly more as they have people waiting for houses on big plots so hmmm ..if they got slightly more and quickly they'd take the extra but they would get the house sold so could be worth it.
We are viewing a house later on it's on a lovely road on the outskirts of the city but it would be a two mile walk into kids schools and the city if I got a job there .... I think I'm going more to have a nosey as I've always wondered what they looked like on the inside and I'm not sure if I'm entirely sure on the location. It's an empty house and estate agent is showing us around so I don't feel too bad really. If I was stressing out a homeowner to tidy before we showed I think I would have the courtesy of cancelling....I'm remembering the stress of keeping the house clean now ...for weeks on end 🤣🙈MORTGAGE BALANCE when we moved Aug 2024, £120,000. Based on the two valuations I've had done I now own 44% of my house! It was over 50% based on the price I bought it at so I'm pleased to see even with the market dropping since we bought it has increased in price 😃!
I think we will need a top up mortgage of 20-30,000 to move to where we want to go. I would have the up front conversation just to make sure you could borrow the extra now that you have a better idea of what the EAs think yours is worth. Thanks @redofromstart we already spoke to them last week and they've told us what amount approximately we *can* borrow but we don't really want to max out. We'd like to keep the borrowing to a minimum so we have that in mind - what do we want to comfortably spend rather than what we're allowed if you know what I mean.
We have another valuation tomorrow then we are going for it we will instruct one by the afternoon...I can't believe how quickly this is all happening but I'm ready to move on....
We saw the property this afternoon and it was in a nice area, 50s semi very pretty but absolutely tiny inside which I was disappointed about. Smallest bedroom would fit a bed and that's it really not suitable for us. We've seen four now and are definitely most keen on the first one. We've been following and tracking properties on RM for months and think it's good value and we could afford the price it's listed at but we don't want to spend that money out on it. It needs A LOT of work...so anyway, we have put through an offer on it. A sensible one not too cheeky and explained our reasons for lower offer (needs new kitchen and bathroom at the very least) if we can get close to the price we offered at then we only need a top up mortgage of around 30k. An gain an extra bedroom and get an off estate house.....I'm not getting emotionally involved just yet, well trying not to, it's hard though isn't it?
