Buying a little piece of Middle England; Manifesting my way to mortgage free.

  • Afternoon all,

I've had a busy day and feeling tired now. At least the sun is shining though 🤩. And a NSD! 5/15 now!

I drove over to see my friend. I've not seen her since she had a load more scans to see how progressed her C diagnosis was. It's worse than we thought and possibly moved into her liver now. Feeling sad now as she was very sad and angry and in shock. Understandably of course. She's waiting for more specialists to look at the scan she just had.

DP and I drove over to the city after I saw her and took the dog for a walk around one of his old favourite sniffing places. Also collected the free jars that lady had put aside for me.

Stopped in at the EA in town on the way home and have two appointments booked for valuations next week. I've also booked one with PB for tomorrow! Need to see how much house is worth now as I have seen two I like the look of in / just outside the city that are for sale....

We have spoken to the mortgage company they are happy for us to port the mortgage rate we have of 2.49% which is excellent although we have to submit another application for it? Not really sure why but they seemed happy enough for us to keep it for another three years so that's good news.

I noticed the kitchen door still didn't have a door handle so I'm going to see if I can fix that in a bit ...I think we are so used to walking past it without one I forgot about it until it started blowing open and closed with a window open. Oops.

Also want to have a declutter on the garage again and take some to the tip. We have a big double garage and a quarter is taken up with an office. A quarter with a gym and the rest is an utter mess and embarrassment 🙈. Aside from these little jobs now I think we are ready to go on the market if the valuations come in right!

Need to sit down with my budget later as I haven't updated daily spends in about a week.

Okay best crack on as spent most of the day out the house and need to catch up on everything.

Well done you are doing excellently keep it up, good luck with the valuations and continued house sort and declutter. All the best HotdogX
  • Thanks for popping in @beanielou and @HotDog2020 ☺️

We have a door handle on the kitchen whoop! What a novelty that is to be able to close the door!

I've re-painted all scuffed bits of window sills this morning and tidied all the washing away (why oh why is there always so much washing!) I am waiting for Mr T to arrive now and then I will go to the tip with a load of bits I found round the garden and garage that are broken and ready to go.

We have a viewing booked on a house we like in the city (right on the outskirts) for next Tuesday. Can't seem to get hold of the other EA for another house we like.

My mindset right now is crack on and do it life is too short to be somewhere you don't want to be....so pray for me my house gets a good a valuation and then sells quickly and we find somewhere we want to be! 🙂🙃😆

My friend messaged me yesterday and her DH had his oncology appointment and his C has spread even further he's refusing treatment and has been given less than a year....she is still obviously waiting for her prognosis. She's my best friend from school and we've brought our kids up together and I'm feeling very sad about it all but it's also a stark reminder to not stop living even whilst keeping goals like paying the millstone of a mortgage off quickly. I'd rather pay the mortgage off somewhere we love not somewhere that will just do .... Big wake up call.

Anyway I see Mr T driving by! Might be back later with a cuppa in hand to say it all went well and we have a good valuation! Oh and good luck to all kids starting GCSES in earnest today. My DD starts one of her most hated today - science 😆 so I hope she's doing ok as she's in there now! 🍀🍀🍀

So sorry to hear about your friend and their DH health issues. Very hard to get your head around. But you are right, we all have the make the most of our time here, and enjoy something everyday.
My DD had her 3rd exam today. The first day she coped really well, but last night and this morning it was tough to get her going. It didn't help that we had to be there extra early as i was invigilating in other exam. 3 down 8 to go!
I how it went well for your DD today. Went be long and they will be free for the summer!

My dd has done only french speaking and one today so far but she has a lot next week morning and afternoon! Good luck to your DD :g:grin:
My friend actually suggested I take a job as exam invigilator I wasn't sure how to go about it though...guess I will wait until I move now anyway.

We definitely are trying to take the view in this house that life is short. Live it. Be somewhere we love not just like. My sis rang me today too and her DP is having another scan to see what the chemo did. EVERYONE around me seems to be sick from something or other........such a good reminder to me to be happy, find the joy in everything and stop to appreciate the good whilst taking a risk every now and then on a new adventure.

SO onto house news, I got one valuation in. Even with the bottom end figures for the quickest of sales he reckoned 210k! we have put in approx 20k (we think possibly a little less actually because a lot we spent on was furniture which comes with us) and paid 190k so we are breaking even which would be fantastic news because we knew the market had dropped loads since we bought at the peak so I am not too sad about no profit really just grateful it could be a break even.
He also suggested trying it higher because it is done nicely, we have a large corner plot and double garage and outside office as well as nice features like the pond, driveway and we aren't overlooked and we're right near the fields and schools. Guess it depends on if we see anything we like and want to put a quick offer in...we are getting the other two valuations next week. I am trying not to jump the gun and jump straight in I am a nightmare for panicking in these situations  Would be nice if we could achieve a bit more to pay for the fees and solicitors and stuff so we will have a think about it. We are booked in to see two houses now, so we have started our search! I think we will probably go with the EA that came today as it is one fee with PB rather than a commission but I still want the opinion and to hear what the others have to say...

DD isn't home yet I am hoping she got on okay. *fingers crossed*

I have done two tip runs and cleaned through the house before the EA came round. So all I need to do today is dinner later. I also managed to finally cash out £7 on P surveys. I still haven't had any through though this week, not that the laptop has been on much but I still usually have the odd one, it's weird!? I am paying ALL money across to the EF now as I think we will have to use this for our removals costs and EA/ solicitors etc. nevermind. More money can always be saved  and really we want to port the mortgage over I guess at the highest amount we can so the top up mortgage on a higher rate will be less if you know what I mean? So no payments to there for a while unless we decide to stay put

Mr T arrived and I said no to a substitute (partly because I didn't mean to actually order it- I already had a cauliflower in the fridge left from last week) the lady said, keep it I will refund you anyway  so that was a bonus! Cupboards, spices, freezer and fridge nicely stocked still considering we are half way through the month now.

Need to walk the dog still, might do that before dinner actually as the weather is still nice although it has clouded over completely.
DD just walked in and said it went okay...I wonder when my children will give me any more information other than yes, no and don't care and fine and ok..... lol

Glad it went ok. I didn't ask DD how hers went when she came out , because she likes to tell me when she is ready. And then when we got home she was cross with me for not asking her about it!
You can't win with teens!oh, good news about the house price, let's hope the other are even a bit higher!

Also consider popping on to the council list for being a presiding officer at the election.  Good money.

  • Morning (again I have tried to update several times and keep getting called away)!

Had a busy weekend, clearing junk out of the garage, selling some bits off, viewing houses. We saw 3 houses on Saturday. All had potential in their own way. I think DP & I are both quite struck with the first one though. It is a 4 bed and in the location we want to be. Perhaps slightly out of our budget though. AND it needs A LOT of work. But it could happily be a long term home... the second one we saw was gorgeous, quaint but very small and on a very busy A road. They had the floorplan wrong too and it was tiny compared to what they had stated it as online. It needed a lot of work too - more than the first one really -re-wiring and extending. The third reminded us of our house in its decor and light and space. But wrong location. No point moving to the wrong location we may as well stay here.
We have the EAs coming out tomorrow and weds but we are most likely going to list with PB and take our own photos and also use the old floor plan from when we bought it to save money. I scrubbed the house yesterday, room by room, then staged it and took pictures and I think they will be okay. If we price the house right we should get a fair bit of interest. Our house was way more finished than any we saw yesterday and it is in a good location if you want to be in this town (I don't).

Need to catch up on my budget diary. I did it the other day and need to update any spends over the weekend. We have also made some money that I need to put in the bank. All going on to the EF.

It is likely we will need to clear out the EF & other savings for house buying costs / expenses  however I am trying to look on the bright side.....We have savings and it will allow us to hopefully pay for the majority of costs without putting it on to a new mortgage. We have more viewings booked but we are seriously considering putting in a cheeky offer for the do-er upper we saw. The location is pretty good for us. It is a busy ish road too so they haven't had much interest nor firm offers yet and he wants to move asap as he's split with his partner....I wouldn't be too cheeky but it does need the conservatory doing properly, a new kitchen and bathroom and re-jigging upstairs. He bought it as a do-er upper but then split with his partner so isn't bothered about doing anything more to finish it to sell it. So...possibly a good buy for us if we can get him down a bit. Feeling really quite excited about the possibility of moving again and being able to get a job in the city and the kids able to walk to school easily. AND quite excited about doing another house up - I know I am mad, the paint is still drying on this one!

Okay need to go, hang washing out and find some bits I have sold that are being picked up in ten minutes! Will try and update with spends and EF totals (should re-name to house buying funds I guess) in a bit....
