Doesn't sound to me like you're in limbo at all. It seems like you've made a start on all your priorities and work is happening all over the place.

Is there other build stuff you could be garnering info on in the meantime? Maybe ask your council contact if there's anything that would be useful to have in place? And research agents/developers you could sell to?

Decided on the agent PIP. It will be the one who gave me super advice on what to do with the house early on in the journey and who recommended the planning consultant. Nice small firm, produce their own magazine and send that out to anyone they have had contact with, advertise in relevant publications and so on.
There is another agent I could have used, who I rang, came out, looked round and despite me chasing a few times never offered any values or pricing or anything. Which made me think if it was that hard to get a property on the books with, buying might also be hard!
As for if I just sell the house and move to the land, then I'm off the opinion that regular agents are all pretty much the same, view, value put on right move and then advise lower the price if it doesn't sell. Sounds negative but that has been my experience with VNM's mothers house and also from watching other houses in the area, some of which have now been on the market for maybe 2 years or more. There is a local agent I would call for the house as he knows the village and is maybe a tad more proactive.

How can April nearly be over? I feel there is still so much I wanted to do this month and nothing ticked off.
Sent a reminder to fencing chap this morning as I have a lot of fencing that needs repairing. He asked me to remind him yesterday but as ever was thus I am behind.

Re your hosta purchase, I keep seeing social media posts saying that hosta shoots are like asparagus, cut and come again, perfectly fine to eat. DYOR obviously, but if I had hostas I'd be trying it!

Finally taken the plunge and had someone come around to quote for doing the front of the house. I'd really like to return it to grass but I think to do that might be really expensive (grass mats one can drive on) so decided to go with the estate agents suggestion of gravel. Waiting for price, he did warn me it is a very large expanse so might be expensive. He has worked for me before and usually is fair on pricing and he is reliable (i.e. he actually turns up and does a good job).
Then went to local garden centre for coffee with a girlfriend. Enjoyed a wander around and mentally spent £700 on some beautiful large blue pots and £1200 on an olive tree and goodness knows how much on a patio water feature. Was such a giggle imaging what we would buy if money was no object😀

should add friends imaginary purchase was a set of stone / bronze statues of the characters from Winnie The Pooh. All sold individually but in world of imaginary spending she decided on the entire set 🤣

- OPs to mortgage = £17,793 Estd. interest saved = £9,021 to date
c. 16 months reduction in term
Fixed rate 3.85% ends October 2030
