There is a website that gives you a percentage flood risk.
My romantic property days are definitely over, especially after the bad weather we had up here. I just think snowed in, floods, high maintenance costs...

@Suffolk_lass gets the job as surveyor! I hadn't spotted the potential water damage on photo 18 but on checking it does indeed look as if you are correct.
Also with my more sensible head I reviewed the land photos and it would take a fair bit of money to turn the land into grazing for my three.
I'm maybe a year off being able to consider anything but every once in a while a right move browse is a fun thing to do.

It's only spotted because we went to look at a former farmworkers' cottage and spotted a water line on the outside walls. It wasn't an EA viewing, it was us looking at where it was. When we walked a little further, we realised there was a bend in the river and evidence of a breach. Following an OS map we could see housing built upstream had reinforced river banks there, sending faster water in spate, downstream to where the cottage was. Peering through windows we could see a dehumidifier and new pink plaster upto 18 inches (45cm). That was before we moved here and over 20 years ago, but a never- forgotten thing to look for!

Interesting about that cottage. OS maps are helpful in working out what the area is like I find. (Once looked at a cottage and asked about the cellar to find out it had been filled in with concrete because the river regularly flooded - hmmm - so that was a no no).

A couple of late course sales have slipped in so really pleased with that. Main work still busy too so main push now will be to fill the "tax pot" next so I can pay the July tax bill. Whilst it is lovely to see everything in the cash ISA it does also focus my mind on saving to fill the pots that are needed this year.
In other news, surgery finally got prescription in so that can be collected and the hospital rang. Radiologist might have been a bit premature in his encouraging comments as they want to see me next Friday so research was worth doing. Will organise thoughts a little before then.

Good news on the sales less so on the Friday appointment always hard to know but do be careful when googling!

Yes, I agree looking on google tends to mean the end of the world is in sight, the house will fall down or things are terminal - I have some things to discuss and we will take it from there.
Took CC (Charming Cob) out today as briefly the sun was out and I suggested we should have a quick trip around the village and see how many snowdrops we could see. There were lots! He was his usual Charming self, I suggested we take the path past the pig and he marched determinedly past the path refusing all directions that were clearly and firmly given. He does make me laugh. We ended up causing a traffic jam as the road he opted for was very busy, but, in his opinion better than facing a pig and to his credit he was polite to all traffic, obeyed all instructions to move or to wait and was exemplary - if - we ignore the fact that I never meant to be on said lane anyway 😀
Then back in time to record a podcast with someone I have known professionally for years so hopefully that will generate a little more business in due course.

CC sounds delightful. And the fact that you can laugh at, and enjoy, his personality (and that of MH and WattyDog) is a credit to your personality. Plenty of people would get frustrated and cross. Which is exhausting.
Google has killed me off several times, so I now ignore it (although I have learned how to write AI prompts to correctly interpret test results).
I'm not well today, so poor Stinky has had a very boring day. He is currently staring longingly at non-Fatty as he wants to play with her. She is sitting in front of him giving herself a pedicure, having walked over his tail, so he daren't move in case she gets offended.
