You have all made me laugh. VNM also has another bike under a dust sheet in the barn. I've no idea what that is but it "needs work" apparently. I'm happy he has achieved a dream bike.

Three planning consultants have been considered. First was a little too negative for my liking. Second started out very patronising and asked if I was going to appoint them within the first minute of the call. I found that irritating and said it depended on my sense of the firm after the call. She had at least read the information I had sent across in advance and softened immediately when she realised she was not a 'done deal' and made an effort. Her quote came in within minutes.
Third option has not yet quoted. Now I know nothing about this firm. I rang the very helpful Estate Agent from earlier in the year and he recommended this chap saying he had met him on a site and really liked his approach. I liked the EA, his advice was good, so I contacted his suggestion. The chap was really nice, asked sensible questions, said given that I may move out of the area completely why didn't we just go for what we can get through at the first pass? I liked his realistic approach. I've sent him all the documents I presented and he came back yesterday apologising for the delay but said he was working through it to work out a quote based on what we would need to do.
Ah ha - so a realistic quote may appear. 1 and 2 who quoted basic costs with add on costs to be identified as and when needed.
My instincts at this point are 2 have lots of experience and ideas that are great but 3 is just a really likeable chap and I think may be invested in the outcome rather than a job on his desk. Based on experience no 2 should get it, but, I am thinking no 3 might be who I go with because I want to work "with" rather than "be told"Made it to mortgage free but what a muddle that became

Thank you for the feedback. My gut says no 3 so I will see what his costs are like.
Mood low again yesterday but finally got self out on Charming Cob for a plod around the village. The heavens opened whilst out and actually it was really nice, I thought how quiet it was in the rain and oddly there were no cars about. CC suggested we go back home at once, but, was persuaded to continue onwards. He does make me smile.
Once back and dried off started the winter clear up. With the clocks changing I admit that it is it for the summer so tidied hay barn to make things a little easier in the cold, rubbish thrown away, fly masks and summer rugs to keep flies off washed and will put away today and finish the clearing, also need to do feed room but VNM repairing the roof (again) in there this weekend.

Just come in from a day spent outside. Most enjoyable, after riding Charming Cob pottered about. Have harrowed riding arena, finished clearing hay barn and feed room for winter and removed about one third of the "left behind hedge cuttings" by chopping up and putting in garden bins. (messaged gardener chap and said without a plan for removal of stuff I could not use him for more hedge cutting and sent pic of what is left on drive). He has offered to chip the next lot - not sure how that will work.
VNM has also repaired another leak in haybarn roof and stored the jump poles for the winter as I did not really want to leave them in the orchard. I was looking at storage options and it seems silly to spend any money at the moment as the log store is not full and they will fit in there. So MSE option for this winter. Had forgotten we would lose an hours light though so dusk stopped play for today.Made it to mortgage free but what a muddle that became
