Nice weekend. Horses and binge watching TV.
A friend bought her daughter over to ride Fell Pony (his human was out competing her new posh big horse) and I think I need to accept Fell Pony is here to stay as a field companion. He clearly did not rate being ridden and simply refused to do anything for a 13 year old so whilst he is tiny, child's pony he will not be. Shame as I was going to ask if her daughter, who is desperate for a pony, wanted to ride him a couple of days a week but dear Fell Pony showed off a talent for ignoring commands and standing still. Which is really why his person, who is still doing things with him, found herself another horse.
Rode Charming Cob twice. Binge watched Netflix, ate easy meals. And have researched some possible options for my mental health. Will investigate further. Whilst I have been tackling lots of things, I am aware I am making my world smaller and smaller which is, for me, a clear sign I have some kind of anxiety issues going on as I now do not like leaving home much and I am sleeping a lot. Now, the sleep is good for me but I am doing less and less with my horses. I work hard because I really want to secure my future but I also think when I was being told a lot of my issues were "stress" last month, it is time to look at that.Made it to mortgage free but what a muddle that became

We sold our lump of garden once we had planning consent. The planning consent ensured that the plot was worth ten times the price, and getting someone else to build them meant we did not have that stress. He made money, we made money. Happy days. Yes, that is my current thinking @Suffolk_lass and chatting to another planning consultant today, his advice was just that.
I rang the really helpful estate agent and he recommended a planning consultant who I spoke to this morning and what a nice chap after mr negative or earlier. Costs etc to follow.
@Slinky The overage for PPH is an awkward one. Selling with planning permission should trigger the overage - but - there is a clause buried in the small print that there must also be building on the surrounding fields, now he had 3 lawyers look at that and no-one pulled it up as unenforceable because of this. I think PPH might waste a lot of money arguing so I will only go ahead if I feel strong enough to deal with that. The clause was clear but the my solicitor said he would miss the small print because with these agreements one looks for 3 things and so each of those was weighted in his favour in the hope the clause near the end would not be spotted. Only one tried to change the agreement wanting a clause that if I built just one house it would be triggered and mine said that would mean I could sell again later for lots and PPH would lose out. Now that solicitor had the wit to say she wasn't sure that was right but by then I had the occupation order and I think PPH decided he was just throwing money at solicitors for no good effect. A feeling I was by then very familiar with.

when does the overage run out ? I feel like its been running for about ten years but I think that's just cos you've been doing so much and come so far since those bad old days. Maybe in reality its been running about 3 years ish? So maybe still another 7 to go? Might be talking out a hole in my hat of course lol

Yesterday was meltdown Monday.
New cleaner arrived. Two chaps arrived to cut the hedge. They have worked here before but I really dont remember booking them in. There was no plan to take away the cuttings, they said I had agreed to put them on the bonfire pile which I most certainly did not. We came up with a solution. It poured with rain all day. The stable roof leaks. VNM asked for my help with the estate agent as property not selling and we both know there is a leak in the roof. I had not been mentioning it as "not my circus" and I have made comments before which are not that well received by him and his daughter. I had planned to "interview" possible planning consultants, was behind at work, the phone did not stop ringing. WattyDog did not stop guarding. I admire his willingness to tackle intruders despite his back/legs issue but was exhausted. I rang estate agent but my goodness I was overwhelmed.
Meltdown Monday.
Went to bed early after an Indian takeaway and a bottle of beer. Today the house looks cleaner, the hedge looks very nice and the pile of cuttings are neatly stacked on the drive in ton bags and can slowly go in the green bins over the next few weeks.
Today is turning into tiring Tuesday and it is barely midday. £595 that was earmarked for the credit card redirected to pay the gardeners. I trust I must have agreed it, I simply do not remember. Left over takeaway for lunch but a healthy fish and salad dinner.

Bless you I think the cutting of the hedge was well worth it it does make it look nice I have just had mine done makes it feel so much lighter at mine.

Absolutely agree TallGirl. I have chatted it over with him, made suggestions and will speak with the estate agent further. I have also found a roofer to fix the roof leak as having researched I think the house might take a while to sell (non standard construction, bungalow, in need of renovation). He heard me on the phone to the agent and agreed I was better at talking to the agent than he was so we have agreed I will take that over for now.
