any reason to consider 2 bedroom flat over 1 bed house?

    Grumpy, very good point. I've seen a flooring which I'm sure is herring bone grey wood effect LVT and its breaking at the joints, does not feel solid, I think its laid on floorboards.
     As you say it requires a perfect sub base, which new build may have.
    I think a mid range laminate wood effect would be my best choice. 
    MF I am viewing some next week.

    It's a block of houses divided into four so each house has an outward-facing front and side, sharng a back and side wall with neighbours.
    They're usually two-storied with one bedroom and bathroom upstairs and a kitchen and living room downstairs.

    You will have upkeep on a house, so you are not really saving £140 per month. Or, at least, not all of it.
    The only caveat being others are not deciding for you when things have to be done. You can do them at your own leisure (unless urgent) and shop around for the best quotes and not added fees for admin as you are the administrator in your own home.

    To the OP - Be nice if you can put a house fix fund away when buying and given this is one of the cheaper options in your list put it in a high interest account and use it when things go wrong.

    There's a lot of pros and cons between the houses in general. Only one had gas central heating ( a big moneysaving plus in my book). One had only a shower instead of a bath but nowadays only a family might care.
    The differences in location between the four homes would involve access to your work and leisure and retail facilities and we all know that could easily trump their individual pros and cons.

    Well yes 2 bedroom house would be better than 1 bed house but don’t believe OP is considering that due to their budget 🤷‍♀️

    I could look at two bedroom, with a mortgage of 50-100k, but I ask myself why? I'm a bit of a loner, sociable but often by myself. I'm also minimal and dont have many belongings. Finally I would expect any potential partner to also have their own place so any moving in together ideas would be based on 50/50, example would be we both owned one beds and sold to buy a two bed. Anyway thats unlikely, so in the short/medium term I'd prefer to minimise debts.

    Apart from the mortgage, two bedrooms will cost more in many ways. More upkeep, more council tax, more heating…. 

    Incidentally, the advantage of a cluster house over a flat is that you can do your own gardening. The disadvantage is that you have to do your own gardening. :)

    Yes better to stick with what you want and is within a comfortable budget for you
