any reason to consider 2 bedroom flat over 1 bed house?

    Very true but that’s if you plan to move and also the OP is not comfortable to go to that much money and as GDB pointed out living costs are more

    Here in London cluster houses are really rare compared with flats. 1-bed houses aren't common at all and although flats are common everywhere here, 1-bedroom ones are a minority.
    There's just so much more utility to a 2-bed.

    Previously I bought a 2 bed maisonette for investment reasons, 2 beds had higher rents than 1.
    Now my view has changed, its for living in this time and the 1 bed freehold appeals more.

    Go for the one that you can see yourself being happiest living in.

    It's a block of houses divided into four so each house has an outward-facing front and side, sharng a back and side wall with neighbours.
    They're usually two-storied with one bedroom and bathroom upstairs and a kitchen and living room downstairs.
    Almost the same as the much maligned back to back except they were built in blocks of 8 with a yard between for "services", and sometimes a front yard or garden. They now have inside bathrooms, and are relatively warm for Victorian housing.

    I really like that one. The spiral staircase will make the rooms feel much bigger.

    Big garden is also a plus for me, though it's a lot of lawn to mow if you dislike doing stuff like that.
