any reason to consider 2 bedroom flat over 1 bed house?

If you bring a lot of moisture in on your shoes, that can be bad for engineered wood floors, as the wood can swell. LVT doesn't have that issue, and it's very long lasting. On the other hand, many people prefer real wood.

I defo dont need a second bedroom. I'd be happy to do everything in lounge/dining area. As long as it fits a sofa and tv opposite, and another area for a table / desk thats fine.
Think I definitely prefer a small private garden, and own door outside, which i get from freehold.
Area important to me thats why I'm quite fussy, basically wallingford, tilehurst, pangbourne, calcot , three mile cross or chineham. All areas I like and familiar with.

yes it does , if i get it i just may change the ground floor flooring so its easier to clean. nice to not have service charges, the wallingford 2 bed is 140 per month. on top of council tax and bills.0

I am not a fan because we had a complete disaster and ended up laying carpet on top.
If you do look at LVT flooring, then be aware that it requires an absolutely perfect sub-base to lay it well.
The product is very thin and fairly rigid so the adjoining tiles cannot take up any discrepancy in level.
You may also find that the finish at the edges is difficult to get to look good if there has been carpet before, that has some thickness to it so will hide any irregularities in the skirting board which the LVT will not.
Despite all these challenges, the product is not cheap.
On the plus side, LVT does have a high level of water resistance.
From my perspective, if I was changing away from carpet to go for a wooden (or wood-effect) floor, I would select engineered wood, laminate or regular lino (vinyl) in that order of preference. Another alternative is tiled flooring, though that will look very different from the wood-effect that the LVT would offer.1 -
