any reason to consider 2 bedroom flat over 1 bed house?

  • I rented a 1 bed cluster house and then went on to buy my own. They were both 90s builds and there was never any noise from the surrounding neighbours. I liked having an upstairs. I sold it to a buy to let person as that’s what they seem to attract.

In terms of area, the Wallingford flat might be the best bet but I like both the houses. Calcot isn't bad, there's open countryside very close by and it has the advantage of a large Sainsbury's and an IKEA within walking distance (there's also a very regular bus service into Reading town centre if you don't want to drive).

the calcot area is closer to family (walking distance)  , the other two areas are 20 minute drive. wallingford prob nicest area as the whole town is walkable and safe but a little more expensive. basingstoke outskirts cheaper but less walkable, nearer coast.

As a very rough idea of the cost of hardwood flooring - maybe £100 per sq m.

You should also think about LVT.

No reliance should be placed on the above! Absolutely none, do you hear?

Thanks I just am used to walking in and out of ground floors without taking off shoes, just a quick wipe, I imagine a carpet in the hall/lounge would need cleaning a lot?
I need to stop this putting me off, it’s the whole can/cant be changed thing I should remember.
You’re talking about things that can be easily changed
You need to concentrate on the most important things that cannot be changed, location, location, location. How many bedrooms do you need/want? You’ve said before you won’t want a lodger so spare room is. It required for that, but do you need one for home office, hobby room, spare room for visitors
What area do you want to be in? What do you like doing when not working? Do you want to be close to family? Answer all those questions and decide where you want to be and buy the best property you can afford within your chosen budget
P.s first house we rented was a 1 bedroom cluster house and loved it, would have bought it if it had come up for sale

    What is lvt?
I defo dont need a second bedroom. I'd be happy to do everything in lounge/dining area. As long as it fits a sofa and tv opposite, and another area for a table / desk thats fine.
Think I definitely prefer a small private garden, and own door outside, which i get from freehold.
Area important to me thats why I'm quite fussy, basically wallingford, tilehurst, pangbourne, calcot , three mile cross or chineham. All areas I like and familiar with.
