any reason to consider 2 bedroom flat over 1 bed house?

    Personally if it were me I’d put a big deposit down and get a small mortgage and keep approx 40-50k in savings for any work that needs doing and for any eventualities that may crop up.  
     Savings would be making interest and give you a good buffer to fall back on if you need it. 
    Then I’d make overpayments on the mortgage to pay it off earlier
