Have slightly got over myself and emailed lender to find out if they have preferred insurers as would be good to at least see if we can knock a few quid off. They don't so will have to email a few and see what the figures say. Any recommendations of 'reputable' insurers for indemnity for a land title?

We narrowly avoided a pointless bit of legal guff when we sold my parents' house a few years ago. I filled in a doc of detailed questions from our buyer's solicitor & came unstuck on "Has there been any kind of business run from the property?" I innocently filled it in perfectly honestly by saying that Mum, who was a piano teacher, taught her pupils there & what a can of worms that opened! Letter received asking for a lot more details as the property deeds clearly stated the house should not be used as a 'commercial premises' & this was a problem, as precedents might have been set, etc, etc.
Wrote a strong response explaining the difference between 'commercial premises' & a single tutor & co-owner of the house having pupils visit individually in the evenings for their piano lessons. This was eventually deemed to have been legally acceptable because there were no signs placed on the house advertising music lessons! Unbelievably nit-picky!
I do hope the funeral ceremony goes as well as these things can.
