    Oh SYA - I’m so sorry this anxiety is weighing down on you. Fellow worrier here - one thing I’ve found that helps is writing down whatever I’m thinking about to ‘get it out my head’ which seems to help me relax and get to sleep.

    The biscuits made me laugh - clearly not your fault that they make them so moreish 😂

    Good luck collaring that plumber.  Try not to worry about the estate agent - just trust your gut. Estate agent is there to work for you - you are the boss xx

    I'm not surprised you are feeling anxious.  Trying to deal with missing tradesmen on one hand & the unknown house selling thing is enough to make anyone anxious.  It will all work out though.  As for the estate agent - I went with the optimist with the slightly lower figure than the pessimist with the higher figure.

    We did the opposite - we listed 15k higher than the highest estimate and had full asking price offer within 48 hours and that sale completed 3 months later.  

    Don’t let anyone pressure you SYA - EAs will be looking to achieve Christmas bonuses this time of year so they might try to low ball you. Don’t pay any attention to their nonsense and you do you.

    I would set the price high.  The budget is coming, it's easy to lop off a few thousand but not so easy to add it on. Get 3 quotes from agents to be more confident.  A bit of a pain but you are paying for the service,  make sure you get the right one
