financially the 1150 rent is almost exactly equal to the cost of 250k at 5% which you would be paying one way or another should you buy
so it boils down to your views about which way house prices are going to go - if you think they are going to go down further then you should wait but if you think they are going to go up then obviously you should buy sooner

i think they might go down a bit more, but if theres a new government policy to help first time buyers then it could help keep prices higher at the lower end of the market???

I'm amazed people are still candidly responding, 6 months on. The OP has been asking the same question for 6 solid months - every variation of response has already been given, multiple times.
The OP is 40 and living with parents - they are afraid of moving out. They have been continually creating new arbitrary obstacles of why they cannot move out since the thread started.
It's nothing to do with whether they can afford a house (spoiler alert: they can), or speculation on whether house prices are going go up, down or sideways.

I wouldn't agree with closing the thread now - while indecisive, the OP appears to be someone that would appreciate support and help along the way. Regurgitating the same indecisions doesn't help, but once they've started to commit to a property, I'd hope they feel able to come and ask for advice1
