    This is very similar to selling something on Facebook marketplace and the endless questions and scenarios finally ending in either a failed collection or a "sorry not what I am looking for"

    The only real reason someone with £174k in cash has for not buying a property is because they're not ready to. Only you can change this.

    i have done a thorough search on rightmove for renting and buying.
    my options are now:
    -furnished rental £1150 per month
    -buy small freehold house £220-250k
    i have a deposit of 180k and my wage is £27k plus optional overtime.
    i am single and have no debts. 
    thanks for any thoughts.

    my personal decision if it were me would be to buy 
    but as i said and have said before your choice and only you can decide

    27/12/24: Debt: £0 🥳😁
    27/12/24: Savings: £12,000

    12/08/25: Savings: £12,000

    It looks like you have enough deposit and wages to be able to afford to buy a £250k property now. Depending on the length of the mortgage you would probably be paying less on the mortgage than on rent too. Why are you thinking of renting instead?

    It's the endless "what if". At some point, if you buy you have to choose something...  The longer you leave it, the longer you rent and pay someone else's mortgage.

    No brainer at any time. Get buying. If you change your mind after a couple of years, sell up and do something else. Rent will be more expensive and you are giving that money to someone else. Your house will go up in value at some point, your rent will help someone else's house go up in value. If you can afford it, based on your circumstances and lifestyle, then there's nothing to fear except fear itself.
