    yes ive viewed a few places and nearly proceeded on a flat a few months ago but the leasehold charges put me off and now its too late to buy if im going to get out by my target of august.

    How much were the charges? Were they representative of your search area?

    How did the leasehold charges compare to rental prices? Considerably less I’d imagine 🤔🙄
    To be blunt your target of August is a ridiculous reason for not buying

    they were over £150 a month which is like paying twice for council tax. plus i have realised i would like some kind of garden however small.
    i have just enquired about a rental flat and the landlord is adding the service charge to the monthly rent, never seen that before!!!

    i guess if i could change my target to end of the year i could try to buy again but i will have possibly a few months being 42 and still here.

    Unless you're going to sleep in your car or on a friend's sofa, you'll have a few months being 42 and still there. Unless you buy a campervan.

    Don't hold yourself to such an arbitrary target and beat yourself up because you haven't reached it.

    Which wouldn’t be the end of the world! You’re not homeless or living in dangerous conditions are you?! Some people are far worse off than you 
    stop feeling sorry for yourself and giving yourself ridiculous targets
    Set yourself a realistic target; i.e buying a property but don’t put a timeframe on it; it takes as long as it takes 🤷‍♀️
    Ref the service charge; significantly less than renting somewhere then; but I get the garden requirement
