    We had 13 viewings booked within 24 hours of listing.

    12 turned up on the viewing day.

    Couldn't resist taking a peak at the CCTV - virtually all went into front door, 1 minute later came out of back door, spent 10 minutes of their viewing time looking at the Koi Carp, then went back inside, then 4 minutes later out the front door.

    Well, we knew straight away they must have all been timewasters, how can you be serious when you've only spent 4-5 minutes in the house.

    Monday morning we had 10 offers.

    But don't get excited from that. The next 7 months was hell, but the sale did finally go through.

    Our property went live Thursday, we had 2 viewings booked in for Friday and a number of requests over the weekend - we agreed to 10 Saturday and 10 Sunday in the hope that 22 viewings would translate to one or 2 offers. We decided that 22 viewings over 3 days was likely enough, so advised the EA not to book any in for the following week until Monday, and only then if we had no offers. 

    The longer you allow viewings, the longer you have to keep the house in a viewable condition! We had cats and kids so wanted to minimise the time in "show-home" condition, if we hadn't had kids we may not have been so fussed. 

    We got 2 offers on the Friday and another 9 over the weekend. We didn't need to do any further viewings. 

    The house we bought had an "open house" on a Saturday. We counted 9 other couples viewing when we were there, with others arriving as we left. They got 9 offers, ours wasn't the highest, but we still ended up being the new owners.

    I sometimes wonder if it is offering the highest, or not been in a chain etc.


    For me, I will be looking for a chain free Buyer, this is more important to me as I wish to get things going.

    Interesting, in my mind, the window for viewings is 2 weeks, it's not too bad to keep it show home ready, but it's still early days and my photos only took place last Thurs.

    Don't forget there will always be the nosy ones who have absolutely no intention of buying but who love to take a trip to look around a property. We had a few of those last time we sold!  And the problem is that you can't tell who is genuine and who isn't. Or is that just me?

    I did try to do that thing of having just baked some bread (the 'finish off yourself at home' kind of bread, I'm not totally daft!) Not to mention the 'fresh brewed coffee' thing to make the home smell cosy. We did sell, so I think those tricks worked! Yay.

    I'd wait until after the viewings to decide which offer to go for. We had 21 viewings on our house and offers straight away after first viewings, but we waited until end of the week and got 17 offers in all. We went with a cash buyer who pulled out after a week, but because we got so many offers we were able to go back to ones we rejected to see if still interested. Luckily they were.

    I will do, if Buyers are willing to withdraw just like that or limit their offer, they didn't really want it in the first place. The Buyer that dropped out, what was reasoning?
