I did try to do that thing of having just baked some bread (the 'finish off yourself at home' kind of bread, I'm not totally daft!) Not to mention the 'fresh brewed coffee' thing to make the home smell cosy. We did sell, so I think those tricks worked! Yay.

I had in my head 2 weeks but might be able to reduce this down to 1.
On the buying side we have seen typically a house gets 1-2 offers from 5 -10 viewings.1 -
It's a bit speedy, but if the place has a good ad with quality photos, a floorplan and a relatively standard layout, then most buyers ought to have a pretty good idea about the place before they've even left their own house, and the purpose of the viewing is to see how the place makes them feel - which they usually get within seconds of walking in the door.RS2OOO said:We had 13 viewings booked within 24 hours of listing.

Couldn't resist taking a peak at the CCTV - virtually all went into front door, 1 minute later came out of back door, spent 10 minutes of their viewing time looking at the Koi Carp, then went back inside, then 4 minutes later out the front door.
Well, we knew straight away they must have all been timewasters, how can you be serious when you've only spent 4-5 minutes in the house.
Monday morning we had 10 offers.
But don't get excited from that. The next 7 months was hell, but the sale did finally go through.2 -

First buyer pulled out approx. 6 weeks in, 2nd buyer went AWOL after a fortnight, 3rd buyer was one of those 12 initial viewings, a BTL investor, extremely clueless, dragged it on for Months with numerous failed exchanges and completion dates, but got there in the end.
My previous property had 19 viewings booked within a couple of days of listing, all for an open day, one couldn't make the open day so we agreed for them to view the night before. They offered there and then and it was far higher than the open day offers, but I did wait for all open day offers to come in before accepting. That transaction completed in 10 weeks, despite being leasehold with a very difficult management company.

A lot of agents won't accept viewings unless they are under offer, it wastes too much time1 -
They didn't give a reason - she came for a second viewing with her daughter and then pulled. She was the first to view the house and put an offer in and my husband said she was really keen at the viewing and said she'd been looking for 12 months. I think she panicked due to the market, she had upped her offer after best and final offers.mayling03 said:

Judging by recent listings in my locality. There's certainly a degree of inflated prices now. A twist on an old investment saying.

I think it is acceptable to buy now, as long as you accept that the market could "crash" soon and the property will lose value. As long as you can ride it out, there is no issue. It may take 5 or 10 years.0

one said it wasn't close enough to the hospital .... yeah, you could have looked at the map mate, you know? No need to come for a viewing.
another one, i can't walk around the house ... yes, that was obvious from the first picture, you dufus.
a third one, oh it has stairs ... yes every house does, unless it's a bungalow and ours wasn't ...
I can continue but you get the idea.1
