Most of these vendors become buyers and will be stuck in the same problem of getting views / BAFO / struggling to find a place they are happy with etc etc1

It's a bit speedy, but if the place has a good ad with quality photos, a floorplan and a relatively standard layout, then most buyers ought to have a pretty good idea about the place before they've even left their own house, and the purpose of the viewing is to see how the place makes them feel - which they usually get within seconds of walking in the door.Yes, this. When we were looking to buy recently; before we viewed we had already worked out that the layout would work, streetview looked ok, quiet road, it wasn't a flood postcode, local crime was low and there was nothing bad nearby on google satellite view. The actual viewing was to see how the room sizes felt, how it felt with the proximity of neighbours and how it would feel to live there. Didn't take long.

yeah, we also had lots of time wasters as well, you can't really tell.MalMonroe said:Don't forget there will always be the nosy ones who have absolutely no intention of buying but who love to take a trip to look around a property. We had a few of those last time we sold! And the problem is that you can't tell who is genuine and who isn't. Or is that just me?
I did try to do that thing of having just baked some bread (the 'finish off yourself at home' kind of bread, I'm not totally daft!) Not to mention the 'fresh brewed coffee' thing to make the home smell cosy. We did sell, so I think those tricks worked! Yay.
Good luck!
one said it wasn't close enough to the hospital .... yeah, you could have looked at the map mate, you know? No need to come for a viewing.
another one, i can't walk around the house ... yes, that was obvious from the first picture, you dufus.
a third one, oh it has stairs ... yes every house does, unless it's a bungalow and ours wasn't ...
I can continue but you get the idea.Trouble is, you can take those reasons too literally. All property purchases involve some degree of compromise. So the hospital excuse was because they would have compromised on the distance to the hospital if they liked the house enough, but they didn't so in their mind, the distance was the issue. etc etc.The reason for rejection, in the main, is not really an indicator about the house, more what the vendor can't compromise on.Make £2025 in 2025

Even now? I thought EAs were restricting viewings to those already on market or under offer. As a seller I’d only really want those ready to proceed.MalMonroe said:Don't forget there will always be the nosy ones who have absolutely no intention of buying but who love to take a trip to look around a property. There's often a degree of compromise involved in buying a house. Many people have a mental image of their dream home. Finding it is another matter entirely. EA's need to push people's boundaries and encourage them to have an open mind. After all a home is what you make it.UnderOffer said:

This is down to the buyer and whom they agree to let through the forUnderOffer said:

I spoke too soon. No more viewings booked after the 8. Was getting giddy. But ppl must get in quick after advert goes live.
Do you think more will come forward in coming days, or is that all I'm going to get.0 -
We had a a similar flurry of viewings when we put our house on the market a few months ago.
Only people who were proceedable were allowed to view so we were disappointed not to get an offer then. The EA told us (afterwards 😉) property is so thin on the ground people are desperate to see something on the off chance it will suit. Of the 7 that viewed 4 were in rented having sold in the madness at the end of last year and their budget was a fair bit more than we were asking

As with any sort of ad, there will be an initial rush from existing buyers looking for what you're selling. Once they've all been exhausted, you're down to a slower trickle of new buyers coming to the market looking for what you're selling, returning buyers - those whose purchases have fallen through, but looking for what you're selling, plus those not necessary looking for what you're selling but who are open to a different thing to what they thought they originally wanted (or who can't afford it). And timewasters.
Your ad is clearly getting them in the door - hopefully an offer will materialise soon.2 -
Ar so they didn't go for yours as they had a bigger budget?Carpetto said:We had a a similar flurry of viewings when we put our house on the market a few months ago.
