    Evening all

Another day of two halves. Started this morning when the bus I was aiming to catch didnt turn up so I decided to walk to get a couple of things we needed urgently. In pain and shattered by the time I got there but at least the bus home arrived on time. Big surprise when I got off. It was snowing. We get very little snow here being west country and on the coast.  Unfortunately it had been raining heavily so no chance of it settling.

The land agents rang after I got home saying that due to a water pipe problem on the land the sale could fail. As this bit of land is part of a larger plot the bit I "own" has no seperate access except through the garden belonging to the house. I rang the solicitor and asked how this affects the charity but all he would say was that if the land sale failed the land would then have no value. I can only hope all is well. Everything is waiting for the water company to dig a big hole to find how deep the pipe is as they dont have any records for the depth. Its unbelieveable that this comes up after 5 years of work on this sale. Why is nothing ever simple?

I have let the estate agent know as I dont think it fair that any prospective buyer isnt informed. Of course the land could be incorpated into the house and garden but wouldnt be able to be built on and it would make a huge garden. Its pretty big as it is. I am still waiting for final offers from the developers but the estate agent had ameeting with one of them this afternoon.

The good news that came after we had been to Tesco is that probate has been approved and the grant should be with the solicitor later this week or next. At least I know that is on track.

I have just been to the end of the garden to put the recycling in the boxes and it is freezing out there. I think the path was a little slippery but as I was wearing walking boots with a decent tread it was hard to tell. If you go out tonight take great care as I doubt it is much warmer anywhere else.

Thats my day have a warm evening.

Yes much quicker than expected. It will save any pre contract stuff on my part of  the land assuming that all goes through ok.

Good news that probate gas come through - you worked very hard to get all that paperwork sorted and obviously did it very well.
I hope the land issue can be resolved in the best way for you.

I have accepted an offer for the house. Unfortunately it is with a developer but they specialise in one off and small developments built to a very high standard. I have seen some of the houses they have on the market and they look really nice.  The actual grant of probate came through today.

The reason I have sold to the developer is in case of the lannd sale failing, the developers would be prepared to buy the land and that solves the access problem. They did offer slightly more money but hardly enough to make too much of a difference so that wasnt a consideration. They are cash buyer with no conditions so all looking good with the house. Shame I cant say the same for the land as we are still waiting for Souther water to get themselves organised. This problem came up about 6weeks ago and as far as i know nothing has been done.

On normal stuff trip to PO on the bus as the weather forecast couldnt decide if it was going to rain or not. The buses were on time so all good except for sitting waiting for them as it was bitterly cold. No smow or even rain in the end but it has been quite bad further south of us.

Some money admin done and lots of emailing and phone calls re the house.

Lounge hoovered and thats about it.

    Have a good evening.

BiLs neighbour rang yesterday to tell me the cleaners hadnt turned the water back off and drained the pipes after they left so I am not happy about that. Fortunately all is well. The people buying the house were looking round the garden which is why he went round there. He has a camera pointing into the back garden as security which is why he knew they were there. He had a chat with them and they said they are debating keeping the house and doing it up which would be great but I am not holding my breath.

The electric/ gas bill has arrived. It is about £25 more than last month but the heating has been on so no surprise there. We do have a small surplus but I dont think it will last into the new year.

What a miserable day but nowhere near as bad as further north, south and east. We do miss some of the worst weather here. Its not even been that windy which is surprising. I got a bit wet taking Bear out first thing but not as wet as Mr LH got at lunchtime. I am hoping it will be dry when I take.him  out later. it has been chilly again and the first thing Mr LH did was to put the heating on when he got up. I rarely have it on in the morning and most days I leave the outside doors open for a while.

Washed my sofa blanket today and hung it over the rails on the landing to dry. Thats about it other than usual daly tasks as i wanted to finish my book and as its so gloomy it was a day to hunker down with cups of tea and and a blanket.

    Have a good evening.
