    With the offer from the developer being so quick it’s obviously a desirable property. Would it be worth waiting for a better offer? On the other hand it would probably be a quick sale 🤔

    You presumably are in no hurry to sell the house so don't need to rush to accept an offer.  Given that it's within the lower end of the valuation, why not counter offer for a higher amount?  A developer will be good at making low offers to try and grab a bargain.

    If you do decide to negotiate with the developer do please get proper advice, you should be considering an overage agreement.

    I have spoken to the estate agent today and given him a counter offer. Thank you for your comment about an overage agreement. I must admit I had never heard of it  so have spent some time with Mr Google. I am not going to go with it for several reasons which would take too long to explain here but could use it as a negotiating tool if needed. To be honest I just want the  whole thing done as it is affecting my sleep and health so not going to argue too much.
