3) Mortgage neutral by 06/30 (AVC £26.8K + Lump Sums DB £4.6K + (25% of SIPP 1.2K) = 32.6/£127.5K target 25.6% 13/9/25
(If took bigger lump sum = 54.5K or 42.7%)
4) FI Age 60 income target £17.1/30K 57% (if mortgage and debts repaid - need more otherwise)
(If bigger lump sum £15.8/30K 52.67%)
5) SIPP £4.8K updated 13/9/252 -
Today has been like a game of chess.
Vendors gave me an ultimatum: exchange on Monday or they will re-market.
I countered I won't exchange without due diligence. The report arrived on Saturday and there were issues that were high risk that I did not know existed.
I spoke to my solicitor who agreed with me.
So, I now have an inspection this week for one issue and another for next week for another.
I have also seen a garden flat. I am going to arrange a viewing. I need to have something up my sleeve to save my sanity.
MSE wise my new host will not take any money and we share the food shopping. Therefore I am doing some treats and tonight we are having F&C. I had no idea it was so expensive!!! Other than that some mascara from Aldee that had good reviews (want to try and make a bit of an effort)- solicitor contacted after 3 attempts!

Good idea to have 2 strings to your bow.
The vendors must know that if they re-market the property that they will have the same thing happen again with new buyers. Sounds as though it's probably hot air and bluster maybe desperation?

I agree with Crystal damp can be difficult and expensive to resolve so you are taking all the right steps.

So today- Banking issue to sort
- Arrange 1st inspection with vendors/EA/and workman
- Answer queries with flat
- Collection from organisation
- Arrange 2nd inspection with vendors/EA/workman
- Write up notes from course
- Buy a water spray bottle
- Book a viewing for flat
Next few days meals are taken care of.
I asked at Mr L if £1.50 veg boxes happen there. They do but happen randomly in the morning. Will keep my eyes open.

Off to collect a document from a friend.
Was going to post a letter accessing funds but will wait until after my viewing a flat at the weekend. PO strike anyway so it won't delay anything by waiting...
The flat looks beautiful and is huge in terms of square foot but it is only one bedroom, although bigger than many of the 2 beds I've seen. Ceiling height is enormous. Own private entrance. A long lease, only 1 of the flats in the house can be let and a small service charge that goes into a sink fund. A dog isn't a problem according to the lease. At this stage I would just get a sofa bed for friends/family.
