Good news to report. My offer was accepted. I offered below asking price, had to go up a little bit, but agreed at a price that gives me a little extra to go towards the things the house will need.
I am cautiously optimistic, but aware the survey may produce some surprises. It's ok if nothing major and the vendors are willing to work with me.
Today I spoke to a friend of a friend who lives in the new area who has 2 electricians and 1 plumber I can use. I already have another plumber contact so that is 2. I am currently collating a spreadsheet of trades, but getting a builder will be the breakthrough.
If the house gets to exchange I plan to do the following before I move in (listing so I have a list to work to)- Move out of storage unit and put everything into one of my bedrooms.
- Locksmith to change locks
- Sand floors
- Remove fitted wardrobes in bedroom 1
- Reinstate fireplace in bedroom 1
- Install a bathroom in bedroom 2
- Change location of a fuse box
- Remove wall between 2 reception rooms
- Open an account to separate house works funds
The next few days...- Find, then instruct solicitor
- Find, then instruct surveyor
- email if there are any existing searches
- email when work in dining room will be completed
- email timescale from vendors

I feel your pain with the trades, we've had lots of difficulties too.
