Update: I had another viewing for one of the inspections now that the house is empty. I turned on the boiler and left it on for 15-20 minutes. There was hot water with significant delay but none of the radiators in the house were warming up. I suspect the boiler, which is over 12 years old, is broken. Or could there be something else? I've had 2 viewings in November and my surveyor inspected the house in December and the boiler/heat was never on.
If the boiler is heating the worker, then sounds like the boiler is not working. The heating could be some other setting especially as you only ran it for 20 min. Heating on other viewings depends on the preferences of the residents / owner at the time - they might not bother if they're out around that time or find it warm enough with clothes, etc.

What exactly are you trying to achieve?
  • I’m a bit alarmed at some posters here saying that they never get their boiler serviced. Part of the service is checking for CO emissions, and cleaning the jets to ensure that CO doesn’t become an issue.

Not getting this done seems crazy.

I have had ours 'serviced' a few times as part of a boiler cover package, Homecare etc.

Not once did they clean any 'jets' or check for CO emissions.

They were more of a 'Take the cover off and look for any obvious leaks, ask if everything is working ok and pop head in the airing cupboard to check the tank'. In and out in < 10 minutes.

Each to their own but these days I don't bother.

A boiler service takes a minimum of 30 minutes. If they are gone in 10 minutes then they haven't serviced the boiler, they've just done a cursory visual safety inspection.

I do get mine services annually but I also have CO detectors in my house. I suppose that if you have detectors then that particular risk is lower.

cleaning the jets to ensure that CO doesn’t become an issue.
How relevant is that for a room-sealed boiler?

I am just speaking from my own experience, perhaps 10 minutes was a bit tongue in cheek but ultimately I have never seen them clean any jets. A quick visual inspection of the components is all the did each time.

Tempted to change my post title to "Badgering FTBs", but wouldn't be better for people who take questions about boilers as personal affronts to start their own thread? I'll now leave this thread with the helpful advice because it clearly has been hijacked and I'm not interested in unsolicited opinions about FTBs. Recommend a read of the forum rules.

    Stay on track

Conversations work best when on topic, so keep your posts relevant and constructive. Derailing and disruptive posting is unacceptable.

The very first line of the first reply was about an inspection.

After 8 pages of getting nowhere, tangents were inevitable.

No, my February question was a purely technical question because I am sadly not familiar with boilers having lived in modern buildings all my life. I asked if those more knowledgeable think I might have missed something. I clearly did. And yes, I've received a lot of helpful advice that stayed on track and allowed me to identify the age of the boiler and decide whether I need a safety gas inspection or a boiler service. Still not sure why some people take these questions personally so I've hit the ignore button a few times. As to when and why I schedule the inspection, the delay has more to do with the vendors asking me to wait for them to move out. But the simple fact that I have to explain myself on a forum is ridiculous. I don't remember signing a contract on taking all the advice given when I joined the forum. I took some of the advice.

I haven’t read the whole thread but
If you have the address and postcode you can check when they boiler was last serviced it cost about £6  -£10 including the certificate
I can’t remember the name of the site but if you search gas - electric  check certificates you should be able to find it
I did this recently as I’m selling my parents house and I know they had it serviced but I couldn’t find the certificates for it

Yes, I got that useful information here and the boiler was installed 12 years ago and never been serviced or inspected since.
