    My car and my cat are both 20 this year.  The car gets serviced yearly and the cat gets the equivalent.  My car and the cat are in tip top condition.  

    I don’t know anything about cars, that’s why I employ a professional.

    Does anybody know what this sticker stands for? Looks like it's a substance to treat the boiler. It's the same date that comes up on the Building Regulations Certificate

  • Sounds like you have already convinced yourself the boiler needs replacing.

    Either reduce your offer by £3k and hope the vendor doesn't tell you where to go, which I would as a vendor if I knew it worked perfectly well or pull out.

    The vendor doesn't have to reduce the price because you are worried about the boiler packing up simply because you don't know when it was last serviced or installed. I am not sure what you are expecting from a forum? 



    Last time I complained about FTBers, I was told I was out of order and that they're no different to any other buyers and simply need a bit more hand holding. And yet here we are. Not listening to the advice being given.

    OP, what did your gas engineer say about the boiler? You did book one in, yes?
    I suspect many FTB’s are absolutely fine but some have unrealistic expectations but then again, maybe some non FTB’s do as well?

    Buying your first house is a huge learning curve for most people and the ones who do best are the ones who take advice from those who have been there and have some experience.

    Our first house was a new build so we had few worries about the property itself but now we are buying a 1970’s house, I have a list of things which probably need sorting out. Fortunately the boiler is virtually brand new but the electrics are a ‘mess’. Two fuse boards, no RCD protection, 12-13 circuits because they just added new radial socket circuits when the extension was added and loft was converted instead of extending the existing rings. Wallpaper on every single wall so we have that to remove and potentially needing to have every wall skimmed. Ceilings are all artexed, garage door needs replacing and a plethora of other things to sort out but its par for the course.

    I did not say it does not currently work, but that it;s aging. The gas engineer I asked said an Ideal Logic boiler would last about 15 years if regularly serviced and checked so that's another 3 years. Judging by the vendor being completely unable to provide any documentation and stating that no service or check was performed on the boiler during their 6-year stay in the flat, this boiler had none of the checks and services. Firms that sell this brand also have Q&A sections on their websites and also suggest 15 years. The warranty is 2 or 7 years for these boilers judging by current online offers. 
    Suggest you do what we did when we moved here in Feb. Our boiler was obviously (from viewing) old, had dubious service history and was not switched on during either of our 2 viewings in November or surveyor's visit in December last year. Big red flags so we arranged for our CH engineer to visit before exchange and check that it was safe & working. It was.

    Within a week of moving in, we had it serviced. About 3 weeks later it packed up, with an electrical fault remedied very quickly. We did some googling and established it was at least 16 years old. Rather than eke it out for a few more years we decided to replace it with a much more efficient one in September along with the other work we knew would be necessary.

    At no point did we try to reduce our offer. Had it not been working, we would have done so.
    Almost 2 months ago I posted above as our situation was so similar to yours.

    You've been told multiple times that the best thing to do is arrange your own CH safety check/survey.

    Why have you not done this?

    But that's exactly my point. When I was a FTB, I was lucky that my parents helped us out, showed us the ropes and we had a decent EA.
    I also took 15 years out renting then came back into the market buying a 1969 property. I knew exactly what I was getting myself into and also the fact that it was more than 20% cheaper than an equivalent newbuild (not to mention having a proper size garden and a drive I can get 4 cars on).

    The OP has been helped out and given loads of advice which they continue to ignore.

    I'd also suggest that a period flat is probably not the ideal first time buy.
