Are you sure you actually turned on the heating, rather than merely "turned on the boiler"? This makes a big difference as combi will give you hot water after about 30 seconds, gravity fed is a tank in the loft that is heated up and the water is fed from there. The radiators can take some time to reach heat if the system has been off for a while. 12 years for a boiler isn't old. This was the setting. I have a similar boiler, but it could be that the thermostat was off. The boiler is very hard to access in a dark cupboarduser1977 said:

It doesn't matter what it was set to, if the boiler was drained for safety purposes then the heating won't work until the system has been refilled with water.
What did the boiler engineer that you paid to look at it have to say?0 -

Sounds like you have already convinced yourself the boiler needs replacing.
Either reduce your offer by £3k and hope the vendor doesn't tell you where to go, which I would as a vendor if I knew it worked perfectly well or pull out.
The vendor doesn't have to reduce the price because you are worried about the boiler packing up simply because you don't know when it was last serviced or installed. I am not sure what you are expecting from a forum?

And yet here we are. Not listening to the advice being given.OP, what did your gas engineer say about the boiler? You did book one in, yes?4
