    Are you sure you actually turned on the heating, rather than merely "turned on the boiler"? If the property is empty are you sure they hadn't drained the system?

    What boiler system is it, combi or gravity fed? This makes a big difference as combi will give you hot water after about 30 seconds, gravity fed is a tank in the loft that is heated up and the water is fed from there. The radiators can take some time to reach heat if the system has been off for a while. 12 years for a boiler isn't old. How long did you carry out your 'test' for?

    This was the setting. I have a similar boiler, but it could be that the thermostat was off. The boiler is very hard to access in a dark cupboard

    It doesn't matter what it was set to, if the boiler was drained for safety purposes then the heating won't work until the system has been refilled with water.
    What did the boiler engineer that you paid to look at it have to say?

    Indeed.
    It appears to say '...stat off' on the display which could mean that none of the thermostats were switched on.

  • Sounds like you have already convinced yourself the boiler needs replacing.

    Either reduce your offer by £3k and hope the vendor doesn't tell you where to go, which I would as a vendor if I knew it worked perfectly well or pull out.

    The vendor doesn't have to reduce the price because you are worried about the boiler packing up simply because you don't know when it was last serviced or installed. I am not sure what you are expecting from a forum?

    If it heats up the water, then you have at least ascertained that the boiler itself is working.

    Last time I complained about FTBers, I was told I was out of order and that they're no different to any other buyers and simply need a bit more hand holding. And yet here we are. Not listening to the advice being given.

    OP, what did your gas engineer say about the boiler? You did book one in, yes?
