So. we've just made an offer on a house here. It is not in the location we prefer but it ticks all of the other boxes we have asked for and it will be a much lower mortgage (circa 200k lower) than the one we were previously under offer on, plus we'd retain a decent amount of cash as it needs some work (but mainly cosmetic). The couple selling have just now made an offer on one they've seen to see if they will accept our offer or will need more. So a waiting game. I feel sick.3

Ok. So we've had to go to full asking as apparently they had someone knock on the door wanting to see it and 2 other enquiries (which I can believe in this market), but they have not yet been able to get their offer accepted on the house they want because the vendors of that house haven't found anything(!). So, we have said we will pay full asking but (1) it comes off the market and (2) we are not instructing lawyers/surveyors or incurring any costs until they have found something they are under offer on. He is going to confirm tonight.
It actually doesn't put us in any real worse position (other than frustratingly seeing a house we want that we might not be able to get!) because it is with a small agent over here so we are not going to tell the large agents we are under offer, just because we missed out on being informed about stuff last time and look how that turned out! And, we couldn't really do anything about Devon until the new year.
So, I guess, if we don't see anything else we will review mid Jan as to where they have got to.0 -

So, we are officially under offer and it is off the market. However, we are simply not excited because their offer hasn't been accepted yet and looks like it won't be until the vendors of that property find something! So we are going to keep looking in the interim and also researching Devon as DH is still very set on that.
It's also annoying from the point of view that mortgage rates are going to rise and so it will cost us more by the time they get their act together.
The whole thing is just hugely frustrating!!!!!!!1 -
Hope you are feeling a bit better now and hope the house goes ahead if that is what you want. There is a huge amount of uncertainty on rates now and whether they will rise. Lots of people will be in trouble if they go up drastically though so I think it will be a slow upward trend. Inflation is just going up too high. Thanks @enthusiasticsaver - it's just irritating as we have so many ideas about what we would do to it to make it amazing! And it is definitely a forever home. Even though it's not in our preferred location I think we've realised that, unfortunately, we are just not going to get the house we want in the location we want as we probably need another 300k or so. However, this location is very convenient and, with 2 DC who are likely to start doing sports/activities etc and need ferrying around all the time, maybe being more central to everything is a better move. DH can still have his greenhouse, poly tunnel, raised beds, chickens, etc and there will be plenty of garden left for the DC/me.
But we just can't get excited because it might not happen.0
