As always, you want to sell the house you have - there is little point saying if it were a different property it might be easier to sell!I wonder if changing the wording might help - not calling it an annexe (and giving rise to the concerns about council tax - also I understand two kitchens can make some place harder to mortgage, but that isn't really a kitchen with one plug leading to an extension lead and hotplate, kettle and fridge all plugged into it which is badly overloading it...). What about calling it a garage conversion into a flexible space and change it on the plan from sitting/bedroom to studio or mention office/gamesroom/gym.Picture 8 looks cramped - can it be improved or simply deleted?But a banker, engaged at enormous expense,Had the whole of their cash in his care.

Guys I dont mind really any comments about decor. It is my house and its decorated to my liking, decor always can be changed. I would not live in a house and decorate it different way only to please others
We decided to move to our home country hence sell
We have two daughters, 3 year old and 10 years old and theres no issue with no bath, so really its a personal preference. Not trying to make crazy profit, just as we are unexperienced we trusted Estate Agents thats all. Thank you for all your comments

Detached 3bed are rare round there there are 4 on the current listings all SSTC and max out at £265k
The issue for the OP is they are one of many(61) semis and they sell at lower prices.
(There is another on a £300k but huge plot with lapsed planning for another house)
They have dropped to £280k hopefully that will draw some interest
After that is £255 and down
They are up against the one behind them at £255k bought a year ago(£173k) and refurbed .

House decor/layout is subjective. Everyone has different tastes. I get the bath issue, but just ripping apart the house I don't agree 🤣🙈
Whether I like it, and whether I could live with it on a day to day basis are completely different things. When staying somewhere for a week or 2, a shower is fine, but nothing beats a bath after being out of the house for 14 hours IMO.
Looking at the local market for here, I'd put an offer in for something like £250k, to be increased to £260k if refused, but definitely no higher. The issue is going to be actually getting people through the door, and the price reduction may achieve this, it may not.💙💛 💔0 -

Your house is nice but, price wise, you can "over improve" for a particular location and it's especially the case on housing estates, where there is a lot to compare and in large areas of population, where there is a lot to choose from.
Not always the case, in unique places, but I think that's what has happened here.

Your house needs to be described as a 3/4 bed two bathroom as the annex appears reliant on the house, From the estate agents own listings it appears to be in direct competition with a number of detached properties in a similar price range. There are a number of phrases that could be used to better the description such as dropping Howdens and just saying refitted kitchen with Bosch appliances, Similarly annex could just be a versatile studio building with residential or office potential having its own entrance. Extended semi etc You sometimes need to lead estate agents by the nose to stop them using their in house buzz words and write unique descripyions to draw in viewers1
