over priced, it's that simple why you don't have viewings. Not having a bath tub is personal taste tbf, a new owner can put one in to their taste"It is prudent when shopping for something important, not to limit yourself to Pound land/Estate Agents"

Self-contained annexe with kitchen... (1) Does it mean you have two council tax bills? Normally a separate annexe would have its own band, which makes council tax expensive overall. (2) If I remember rightly, some mortgage lenders don't like properties with two kitchens so buyers' financing options are more limited.
Houses with annexes only tend to appeal to people who really want an annexe - for a relative, or to run as an AirBnB, or whatever.
Agree with everyone else though - no viewings = overpriced. If the price is right, people will view even if the decor isn't to their taste. It does look recently decorated, so even if people don't like your style they could easily live there and change things room by room - it's not like a house in urgent need of renovation.0 -

This one sold for £315k in December:

Detached - which will add a fair chunk of value... And a much more neutral interior which will appeal to more people. And has a garage.0 -
I love your decor style!! It's a beautifully presented house.
Hope you get the price and viewings sorted soon 😀1 -

You obviously spend a lot of money personalising your home. Unfortunately the use of the available space doesn't work for me. Your architect should never suggested a layout with Bedroom 2 being those dimensions. An annexe is something either people want or they don't. Otherwise it's just dead space.2

Plenty of supply in the area and Property Log showing price cuts up to 50k, could it be lack of demand?0

I actually really like the bathroom because we were looking for somewhere with a lovely walk-in shower (we didn't get it, we've ended up with a tiny bath with a shower over) BUT I understand that families might want a bath.
Personally, the decor would put me off. Apart from the stairs and bathroom, there is nothing memorable about the house. If you're scrolling through dozens of houses on Rightmove, this would just come under the "yet another all-grey house" category and wouldn't stand out at all.
Yes, a lot of people can see past decor and I'd be happy to move in and paint all the walls immediately - however it doesn't stand out at all.
Try picking up a few brightly coloured cushions in a charity shop or from FB Marketplace, some coloured fruits in a bowl for the kitchen, some bright flowers (even fake) and get the photos taken again. My personal opinion is that it doesn't matter if someone remembers the house as "that one with the hideous orange and lime green cushions" as long as they remember it.
Again, I am only giving my personal opinion as someone who spent 18 months checking daily for new houses and finding a lot of them all blurred together in my brain due to all having the same colour scheme.Living with Lupus is like juggling with butterflies2
