Annex - currently used as self-contained living accommodation (assuming that is correct) but fully serviced with power, heating, water, drainage and broadband so would be very suitable to someone seeking a dedicated workspace for working-from-home.2 -
I really like it but assume no bath would put families off.1

In my estimation just by looking at what other properties buyers have to choose from in Corby at the present time you are not going to get more than about £250k for your house. If you market it at that you might get some viewings. I would expect the offers to come in lower than that.

For a three-bedroom the main target buyers will be families. The bathroom looks very nice, but it's more like something you'd see in a fancy hotel than a family home, and the lack of a bath is probably an issue for parents with young kids.
Ultimately it's not up to the estate agent to decide if it's overpriced or not. The price is whatever buyers are willing to pay for it, and the lack of viewings is the buyers' way of telling you it's overpriced. I'd also recommend doing a big price drop of £40-50k.3 -
I think the bathroom is brilliant, by the way, so for some it would be an attractive feature. Not every buyer would immediately want to rip it out and put their own in. You've done a lovely job with the whole house as well. You should be really proud. Whenever anyone posts their own house on here others posters rip it apart in the most callous way. Presumably they all live in high-end immaculate mansions...
Sadly, putting in amazing kitchens and bathrooms is great for you but doesn't add much value. It does make it easier to sell if you have priced correctly though as people can live with what is there and it won't need immediately changing. Adding rooms through converting garage/outhouse does add value, but not perhaps as much as your estate agent thinks and people do get more nervous about this with building regulations and worry about standards being met etc.
As for your question about price, a helpful way to look at it is putting yourself in that price-buyer's shoes. If you were looking at properties £280k - £320k have a check of the sorts of things that gets you in your area, then honestly think how that might compare to yours as a buyer. If you feel yours is not as attractive by comparison, as a buyer, you have priced too high.

As said anything over £250k starts looking expensive.
Looking at 4bed+.
Only 14 all SSTC all under £250k1 -
Even 270 is over the price the two three bed detaches (both up for 265)are within a mile away, it’s beautiful inside but a semi is a semi it can never have the benefit of a detached, hope you get some viewings once it’s recycled it was unfair if the agent to price it that high, maybe ask another couple in your town their opinions .0
