I think it's a lovely house too- a bit of constructive critisicm is all very well but you aren't not getting viewings because of the decor in my view. I agree the lack of a bath will put off some potential buyers and that you should make more of the annex as a home office space, but on the whole I think the house is really well presented. It has to be price...

I disagree, for me even if the price was right the tiling in the kitchen and bathroom would turn me off. Too dark and contrasting with the theme. Yes it has been done well but quite a niche taste. However the main factor here is the price. I think the OP needs to be looking at £240/250 to sell.

Looking at the bedroom sizes two of them are 6’8” which is narrow but obviously you can’t do much about that but may be a reason it’s putting people off, but ultimately everything sells at the right price, there’s a buyer for every home.

We were told that this house has two storey extension hence the price. That is larger than usuall 3 bed.
  • The extension made it a 3 bed not bigger than most 3 beds. In fact as others have pointed out it is smaller than some 3 beds in the area.

For me the way you have your Lounge/Diner currently laid out doesn't sell the space very well

In the floorplan, the "display" bits are an odd way of doing it - they're in particular rooms, not strange inaccessible voids. And they can't spell "annexe".
