No viewings

Our house has been on the market for 4 weeks  now and we had no viewings. I am not sure what is going on. Cant post link but on rightmove 3 bed house with annexe and two storey extension in Collingwood Avenue, Corby.

Price £299 950

I did had a chat with Estate Agent but he saying price is correct.

    I suspects it’s price, there are some detached 3 beds available for £275k so you’d have £25k to put towards new kitchen and bathroom.

    I did speak with estate agency and said that I think house is overpriced but he said because two storey extension and garage converted in to a room ect - house its worth what he valued. 
  • Its your decision what price you market your house at not the EA. If I were you i would compare a number of similar properties in the area and reduce the price. Also for me some of the decor is loud in particular the shower room and kitchen. However i appreciate you wont change that and having an open mind etc but it may put people off who want to do the minimum decoration.

    I think the 💯 % increase over 4 years is the big issue, and that a detached has sold for the same price.
    you’re quite amenable to a price so just tell the EA to change it.
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.

    For me the inside does not match the outside, You have put a lot of effort into the house but it is done to your taste and layout that works for you. For me the layout does not work No bath is a red flag, one toilet would be fine if it was separate what happens if you need a dump when someone is taking a shower? The Kitchen is the wrong for me is it a galley or not? It does not follow the standard triangle and the photo looks narrow. Bedroom 3 is tiny. It is overpriced. The agent is seeing shiny things. 

    Just because you have done it to how you like it, Others will be looking to change it. 

    My house is a 1905 house fully renovated 6 years ago the guy buying mine is ripping it all apart and plans to extend and move all the walls around. Everything we have done is going.

    If priced right in the right area things are selling in hours not days.

    TBF without being too brutal you have ripped the family out of a family home.

    I am not familiar with the Corby area so have no idea what prices should be, but generally no interest at all in four week indicates the price could well be some way out.  The OP is amenable to a price adjustment - by how much?

    What I would be doing is speaking with the Agent, ask them to confirm the price they think it should be at and then setting an ultimatum that they achieve four qualified viewings from proceedable vendors in the next week, or you expect them to release you without penalty from any sole-agency agreement / term on the basis of absolute under-performance.

    That leaves the OP free to go to another Agent and start anew.

    There are some things in the listing that are really off-putting.  Did the Op write them in, or the Agent?
    • Floor plan is illegible on a mobile device.  Small notes I can't even read on the laptop screen.
    • Meaningless drivel to open with.  "superb"  "must see"
    • Proud mention of a 'Howdens' kitchen.  There is nothing wrong with a Howdens kitchen (we fitted one), but Howdens is also a budget brand, so nowt to shout about
    • Poor photo of the galley kitchen
    • Photos make every room look long and narrow
    • No interior photos of the annex
    • What is the disused / wasted space cut off the shower room as "display"?  
    Then there are some things about the house that would simply not appeal to me.  I may not be a "typical" buyer for the type of property, so my observations may mean nothing, but here they are none-the-less:
    • No bath - a big let-down in a three-bed family home (particularly if needing to bathe young children)
    • Some very personal taste that is quite particular and I would be looking to swap out
    • What exactly is the "annex"?  It does not seem to make a fully self-contained living space, but is more than a "garden room".  How is the annex actually used?  Given the demand for home-working currently, would it be better re-purposed as a bespoke home office?
    • Harsh garden with just fencing - is the garden too small for planted borders?  Would soften the image and bring colour and wildlife in.
    • The neighbour has a garage - does this house not have a garage because the access is too narrow?
