Waiting on probate to be granted

    If IHT is involved. The HMRC also have to give clearance.

    Yes.  You should be able to download the Grant and Will from that page to see what it says.  When mine came through, I'd just got an email saying that it had been granted and checked the Government web site and it had appeared overnight (wasn't there the day before) and the actual Grants appeared in the post the following day - so it all happens at the same time.  If you're buying, there will be a slight delay until the vendors get the Grants and pass one to the Solicitor.

    But there's seemingly some automated system where parties that are interested get to find out too - as I just got a letter from the council for where the property I want to sell is, telling me that they noted probate was now granted and when my council tax will therefore be payable from.  I don't suppose they have a minion checking all the ones they're interested in.

    Thanks for letting me know, we buying a probate house the vendor lives overseas she’s using a solicitor,I have been told that the grant will go to the solicitor, all searches etc have been done we just waiting on probate which have now been granted,I hope lol

    Hopefully that will get things moving for you, if the grants go straight to the solicitors.  Fingers crossed.

    Update… probate solicitor has now got the grant and he’s forwarding it to sellers solicitor would anyone know if he would send an email of the grant or have it got to be the hard copy thanks

    They probably have to be a hard copy as the actual Grant of Probate is a printed sheet with a fancy holographic court seal on it.

    Professionals can also seemingly see databases with this information on too - as I outlined above.  So maybe the Solicitor would take it on trust enough to proceed at this stage if he could see digitally that it had been granted, but might need to have possession of a full hard copy before certain stages could be broached.  Maybe someone else could advise on that, I'm just speculating.
