my friend who had a more complicated case after his grandad passed away (multiple people involved and two properties) got the grant of probate to come through 4 weeks after applying a couple of months ago.0 -
I don't think there's much pattern to how long probate takes. I got an email this morning that ours has been granted - simple case, no IHT etc. and only need it to sell the property - they received the paper application on 12th April, so a day over 10 weeks.1

the sellers applied for the probate on the 28th of April. they contacted the probate people after 4 weeks and they told them they don’t have a completion timeline for them as they’re still processing the January backlog!
i’m 6 months into the purchase of this house and it’s been a nightmare. the sellers solicitors are absolutely useless.
This is like us. We had an offer accepted on a property 13 November. On 17 November the estate agent told us probate had been applied for - this is the first we'd heard that it was a probate property. We're still waiting for it to be granted and were now 7.5 months down the line. The executor (who is a professional executor) is absolutely useless, and their solicitor doesn't seem much better. Our solicitors have been great, but this situation is extremely frustrating and stressful.

I'm not sure why people market properties without probate - I have an estate property to sell, as mentioned above - and as we're doing it as a development project, there's a good chance we'll sell to a developer - maybe/hopefully a cash buyer (already had approaches and low offers) who wants a speedy resolution. So we decided not to market it until we got probate.
Now we know there will be no probate hold up - or anything to put off - a potential sale. An Estate Agent should certainly publicise that it's subject to probate.0 -
Hi we had some news today that the probate solicitor had something scanned onto his file today but he will have it forwarded to his file in the office by tomorrow or Thursday, the EA seems to think that it’s confirmation that probate registry have received everything, fingers crossed it won’t be to long0

Just had confirmation that the courts have now received all paperwork, can I ask is the courts the same as probate registry, sorry I haven’t got a clue with all this0

The Probate Registry is part of the HM Courts & Tribunals Service, so I presume that's what they mean.

With the probate service currently quoting 6-8 weeks turnaround, if you put the property on the market at the same time as you put in the probate application, chances are that probate will be granted by the time any buyer is ready to exchange and you've got your money a couple of months quicker than if you'd waited to go to market until the grant was in your hand.Personally, having been on the other side of the fence and finding it a drag, I'm like you and have waited to get probate before marketing, but I know of others who did it earlier because they were getting pestered by co-executors / beneficiaries anxious for their inheritance.0
