  • Hi, tbh i would purchase at the asking price as long as every alteration from new is documented with either receipts from a competent person or the necessary council (or private) inspectors  sign off.

Seems like a decent property, the downstaris wc is usefull for many users  reasons

I currently live in a flat with no bathroom window and tbh it is a really depressing place to be. Remember that means no natural light AT ALL so you always have to turn on the light (even if you get up for a wee in the night otherwise wee with the door open to let in some light from the hall window) which turns the fan on which is loud and irritating. If you want to have a bath, the light again has to be on which is not really very relaxing and you can’t have any plants in the bathroom either.

These things may not matter to you but I wouldn’t move anywhere else without a window in the bathroom.

Your particular problem is easily solved with these (or similar):

We do have a bathroom window but even so a tiny bit of extra light is useful, and like you I don't want to turn on the bright main lights in the middle of the night or trigger the fan, so we have one of these just stuck to the skirting board by the loo with a command strip.
They're very useful & I bought similar when we moved recently as parts of our new home were pitch black at night.

Sadly, no use in a bathroom or toilet as there's no socket to plug into ;)

The ones I linked are battery-powered, couple of AAs and they last easily a year.
Missed that, sorry. Ours plug in.
  • I would find a bathroom without a window too claustrophobic.

Out of all the comments this is the only positive one, of course a a downstairs loo is useful, but not sure it should be in the dining room?
I asked about documents and none are available??

I have a windowless bathroom but crucially I have a sun tunnel in it and an in-line extractor fan just above in the attic (something like this https://www.screwfix.com/p/vent-axia-acm100t-21w-in-line-bathroom-extractor-fan/53730) which is excellent. Yes it’s a little noisier than a cheaper fan but clears the room no problem and even has to vent the air about 8 meters to the gable end of the house.

We installed the bathroom there in the middle of the house to get one in upstairs, so access for ventilation and light was hard to get, but essential. I’d strongly resist a house where any room didn’t have natural light.

I also put in glass above the bathroom door to allow as much light in as possible.

I love sun tunnels, they really are excellent.
