Their paranoia about his mundic thing is off the scales... Obviously not helped by brokers and solicitors who have no clue about it.

I don't think they are being paranoid, they are naturally doing their due diligence.

There's a current (and valid) report, which says the property and is mundic free. I spoke to their mortgage broker and he had no clue what it was. He thought that suddenly/over time  the material could become "mundic". It's either made of mundic blocks or it isn't and there's a report that prove it. It might be a Barclays thing too... I remember when I bought my first house over here they made us think that the property was completely unmortgageable... But it came back 100% mundic free (in the meantime we were thinking there was no way we could buy that house).

Thank you @purplebutterfly. That was a very kind reply. I think it's very hard for people to understand where in coming from as Cornwall is seen as such an "idyllic" place. I'm most certainly not a beach person, when I lived in Australia, I lived in a sea side town, it was actually a lot closer to what I would call a perfect beach... I think in the whole year I lived there, I only went to the beach maybe 6 times? Most of the time I was in Sydney
Sydney has some of the best beaches in the world and I am not talking Bondi.  Clontarf, Freshwater, Bronte & Tamarama would be my favorites. I wou,d live in Bronte or Clontarf in a heartbeat. All I need is £2 to 3 million
A friend of ours has lived and worked in Sydney for over 30 years. Lives in a one bed flat on the headland between Manly and Freshwater beaches. Just heard from her that the blocks of flats have concrete cancer. Even the perfect location doesn't come without it's own problems.

and now because part of the deposit was gifted from my mum with an overseas account we might need extra documentation that will be impossible to get as she flies over here in the next couple of days.

If it's as simple as bank statements just get her to print off a few months worth and bring them with her, if she doesn't have online banking. Generally ID and bank statements is enough. If she got a lump sum amount recently they'll need proof of that. If that's the case she should bring that information.  Have you got a solicitor instructed? Ask them to confirm the required docs asap.
She should definitely print off as much as she can, a solicitor will check any gifted money, especially coming from overseas.

No, she has no idea about online banking, She's got an investment statement from April, but that's it? If they want it formally translated / notarised that's going to be an issue too.
