If you ripped it out, and did not say you were taking it you would be in breach of contract and likely be chased for the cost of replacement.
If you did state you were taking it, the buyers solicitor would pick it up as unmortgagable.

Fair enough, but a microwave oven and a kitchen sink would make it 'habitable' with change from £200 so I doubt many mortgages are refused on this basis.
No need for a microwave. The first house I bought had just a sink in the kitchen. Also need a toilet and a bath/shower for habitability. Nothing more. (No, the place was not habitable for 8 months! but it was fine for a mortgage!).

No, it's not "bean to cup", but nor do shops try to bundle everything in one for a bit of ease and convenience. Nor do coffee shops just press a button for fifteen programmes of which type of end product is served...

Bean to cup I went for one of these.

not missed a beat since march 2014(Amazon reminded me when I got mine)
They go from ~£200+ if you need/want the auto milk machine they are more.
<300mm wide would fit in the 1/2 gap of a built in and still leave room for storing stuff, cups, mugs, filter jug etc.
depending on height might need a pull out shelf for bean loading all the other functions are from the front
we have a dead corner in the dining room that has door to kitchen and to the living room, sits on a cabinet not a kitchen work surface.
After trying a few I like Waitrose Italian, every now and then I try something new but end up back on the waitrose.
A small(227gm) bag of beans is £2(<£10/kg) less when there is a good deal, last batch was big bag(454gm) £3,
Small bag lasts me a week when on coffee ~3 a morning 10p a mug
(must do a proper count again)

Out first house they took the wall lights and all the light bulbs in the house.2

Warm the milk first, then knock out the coffees then finish off the milk1 -

Many don't read the manuals you can switch from steam to coffee quicky on most machines, many think you have to wait for them to cool.

Thanks all for the comments. And @Atomix - very jealous of your kitchen and if this coffee machine does anything like what yours does - I'm tempted to dig my heels in a bit. That said, there's also the issue that we don't complete by the end of June, there's the small matter of the 15k in stamp duty that we'd have to shell out
I think I'm going to counter with saying they can take the coffee machine, but given both the ad (and the EA during the visit) specifically talked about the coffee machine as a special feature of the kitchen, I'd say they can take a £2k reduction on asking price, or leave the blinds behind. The blinds to me are a less fancy, but bigger issue to me as I don't want to wait weeks to install new blinds and it affects your ability to start living from the day you move in.

Hi OP how did you get on with this in the end?1

We bought so called top of the range integrated appliances for our new kitchen, mostly Miele.I wouldn’t dream of removing them as they’re part of the package (plus the30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.0
