however I do get that you can make instant / filter for a lot less. (the outlay is a lot, but, if you enjoy a proper coffee like you get in a coffee shop - no brainer)
If you wanted "coffee like in a shop", wouldn't you want a proper Italian-style espresso maker with the ability to add steam etc? For 20-25% of the price of a built-in...

No, it's not "bean to cup", but nor do shops try to bundle everything in one for a bit of ease and convenience. Nor do coffee shops just press a button for fifteen programmes of which type of end product is served...

If they had one of those, and were taking it, the op wouldn't have an issue. They're taking the built in one with them - and the op will need to replace it, most probably with one that fits-in with the other appliances.... which might be a pain.
The fact that its built-in, to me is perfect for the design of our kitchen.  and maybe also for the op's too... horses for courses...

If it was advertised as being part of the house, and I made an offer based on viewing with the aforementioned device only for the vendor to say "I'm going to leave you with a hole in your kitchen" I personally would want some form of compensation or an adequate replacement fitted (and yes I'd be willing to walk away if nothing was forthcoming).
If the vendor wants to sell that bad, he'll leave it if not, he can keep the machine and the house.
Nothing is foolproof to a talented fool.

I agree. Not sure what the appliances are (op hasn't said) but if its a top end gaggenau (can be 4-5k) or a miele (3-4k) or a bosch/siemens (2k) I would want the appliance to match everything else, I would not want the vendor to put 'anything' else in there, other than the matching appliance... hence my posts...

Of course it will match as the OP will also have to replace the 3 built in ovens and microwave that will also be taken!

    If you want espresso

People can take whatever they want when selling their house - a fully fitted kitchen,

They could do, but would make it unmortgageable at the same time.
Really?  I don't recall ever being asked on a mortgage application if the property had a kitchen and it would still be present when the mortgage company surveyor visited, so I'm not sure how they would ever know.
It is required as part of being "habitable" that is why it is not on the form for what is staying or going.
If you ripped it out, and did not say you were taking it you would be in breach of contract and likely be chased for the cost of replacement.
If you did state you were taking it, the buyers solicitor would pick it up as unmortgagable.

Fair enough, but a microwave oven and a kitchen sink would make it 'habitable' with change from £200 so I doubt many mortgages are refused on this basis.

Sorry we have a bean to cup built in machine too and use it daily to make several cups.  You can programme everything in for the user, its fully automated, doesn't take worktop space and does everything this does and more.  Ours has a manual overide and can do all the steam etc.  The main thing is the quality of coffee produced is akin to cafe one and beans bought in bulk and stored in the freezer.  All we do is empty the drip tray and grounds, give them a rinse with the filter head and top the water every night.  A full coffee in less than 30 seconds.

It is money saving, a cup of costa is what £2.65, with this it costs circa less than 50p a coffee, so £2:10 savings, which means we get payback of cost in 8months of usage for us and rest moneysaving

Absolutely, because the money saving solution to buying Costa everyday is to spend £4K on a machine to do it for you...

(tongue in cheek, you’re very welcome to spend your own money on whatever you like!)
