Built in coffee machine when buying a new house - vendors want to take it

Another reason the property information form should be completed prior to marketing and shared with interested parties. You could clearly indicate what is/isn't included and what's up for negotiation.6

I would confirm you want to see the space made good before exchange. New cupboard - fine, uneven edges everywhere = not fine.2021 GC £1365.71/ £24003

I'd be pretty peed off tbh. Not so much that they've taken the machine itself but more so the gaping hole that it will likely leave once removed!
The blinds - do you mean standard blinds or those expensive fitted shutter type things? If its the latter, then yes it would annoy me too.
Anything that is used as a selling point for the house should be included and if not, the price should be reduced to reflect that.
This kind of reminds me of the of thread where the vendors wanted to take the fitted log burner with them. Personally I think anything freestanding is fair game, but fitted appliances and furniture should stay.2 -

If it's mentioned in the EA particulars it should be included. Otherwise it should have been listed as 'space for a built in coffee machine'.

The only thing you can do here is to ask that they either leave and you may have to pay extra for it or walk away. Its not listed in the fixture & fittings form so not regarded as part of the sale. They can take the oven if they like as long as they state this in their form.0

I would be objecting and also checking to see if they are taking the garden room as well0 -
We left the blinds. Never thought about taking them as they were measured for the windows, picked to suit the room and would have left fittings in the wall or at least holes0

If you ripped it out, and did not say you were taking it you would be in breach of contract and likely be chased for the cost of replacement.
If you did state you were taking it, the buyers solicitor would pick it up as unmortgagable.
