I would confirm you want to see the space made good before exchange. New cupboard - fine, uneven edges everywhere = not fine.

People can take whatever they want when selling their house - a fully fitted kitchen,

They could do, but would make it unmortgageable at the same time.
Really?  I don't recall ever being asked on a mortgage application if the property had a kitchen and it would still be present when the mortgage company surveyor visited, so I'm not sure how they would ever know.
  • I'd be pretty peed off tbh. Not so much that they've taken the machine itself but more so the gaping hole that it will likely leave once removed!

The blinds - do you mean standard blinds or those expensive fitted shutter type things? If its the latter, then yes it would annoy me too.

Anything that is used as a selling point for the house should be included and if not, the price should be reduced to reflect that.

This kind of reminds me of the of thread where the vendors wanted to take the fitted log burner with them. Personally I think anything freestanding is fair game, but fitted appliances and furniture should stay.

I never understood why sellers advertise things and then want to take it with them, just say on the advert!
Or you could ask the EA/Seller when doing the viewing?
Seems a waste of time, it will save a viewing knowing before hand when looking at the ad.

If it's mentioned in the EA particulars it should be included. Otherwise it should have been listed as 'space for a built in coffee machine'.

The only thing you can do here is to ask that they either leave and you may have to pay extra for it or walk away. Its not listed in the fixture & fittings form so not regarded as part of the sale. They can take the oven if they like as long as they state this in their form.

And the crux is "built in" if it was a space then it's not built in. There might also be a space for a boiler or an airing cupboard with space for a hot water cylinder!
I would be objecting and also checking to see if they are taking the garden room as well
  • We left the blinds.  Never thought about taking them as they were measured for the windows, picked to suit the room and would have left fittings in the wall or at least holes

It is required as part of being "habitable" that is why it is not on the form for what is staying or going.
If you ripped it out, and did not say you were taking it you would be in breach of contract and likely be chased for the cost of replacement.
If you did state you were taking it, the buyers solicitor would pick it up as unmortgagable.
