I wished I found this thread earlier! @Nervouslywaiting I think I'm in the same position as you, as my valuation was finally booked on the 27th and carried our yesterday! It took forever to get pretty much any kind of updates, just like all I've read through here! I wrote to my broker today to ask for an update and they said hopefully we will know something by end of next week.... I have the feeling my broker wasn't as good as yours, as he didn't tell me any of the info others did, as I read through the thread here! He never chased or asked for info, I literally had to lose my patience to get him chase Saffron! The valuation was instructed almost 4 weeks after I sent the last requested documents, which is crazy! Yesterday marks 12 weeks since I submitted my full application.... This wait is just horrendous!
WOW 12 weeks! That’s insane. So are you just waiting for the offer now?

Yes, last Friday they told the broker that they had agreed to the case, and they had instructed valuation. If everything went well at valuation, I am only expecting the offer, although I've seen from the thread that in some cases it took another whole week after valuation? I was hoping to exchange mid-May, but of course the solicitor can't discuss dates until I receive a mortgage offer. Enquiries, searches, survey, etc, everything has been ready for a while now.

Yeah I had 9 working days I think after my valuation. Got an offer as such but they found damp which we have to sort. So we had to confirm and prove we had funds for the work. So now we are back in the queue and have been for a week, so expect the formal offer by next Friday. All this waiting is crazy though. Not quite at 12 weeks I think we are at 8 or 9 weeks.
I hope to complete by end of May and am praying for that to happen  :D
  • Our valuation has now been instructed. I hope this is a good sign guys?? 🙈🙈
    Yay! When is it happening?
    Next Friday!

Oh no so sorry to hear that! We might be at the same point of the queue now then, or almost, as our broker said they expect to hear back by end of next week! I find it a horrible policy to send us back at the end of the queue every single time, this is no way of prioritising! I always sent them the documents back on the day they requested, apart from once when it was physically impossible as I had to wait for some statements to be produced and it took quite a few days. They basically asked 1 document per time, even if it was obvious they would need another one the next time.

Oh my! That is horrendous! But from what I can gather, valuation being instructed is an amazing sign.

Our MA is really good. He actually complained this week as he said the time we have been waiting for some concrete feedback is ridiculous and we are constantly in limbo. Saffron then replied and confirmed that our mortgage is approved subject to the valuation. So I hope its just this final hurdle now 🤞 Saffron confirmed they'd be back in touch once they had the survey report back. That isn't being done til next week so I'm HOPING by the middle of May... dare I say it... we may have our offer!

I can't believe your application has been in 12 weeks! Today marks 7 weeks since our full application went in and I thought that was bad enough.

I am sure your offer us on its way. Let me know how long it takes for you to hear back so that I can try and judge how long we'll be waiting after our valuation 🤣🤞

Yes we probably are at the same point. Seems like we are probably all with different underwriters though. Ours was quite good in that they asked for most of the documents all at once.
Anyway it’s all a waiting game! At least we are all in this together. Can’t believe you are at 12 weeks though
  • Luckily I think we were asked for all extra docs at once too. It seemed worrying at the time because they asked about 6/7 things and evidence for a couple of things, and I thought wow this is a bad sign! But I'm kind of glad now that they asked for it all at once.

@Nervouslywaiting I'll definitely keep you updated! Short week next week, but hopefully it will have news for everyone! Thank you for your insights, it's kind of reassuring to know what is happening to other people, as I was browsing other lenders' forums and I kept seeing people approved in max 12-16 days!

@kennedy1989 Yes it's good to know we are in this together, ahah! I must have been particularly unlucky with underwriter and mortgage broker, as no update ever arrived from him unless I (somehow passive-aggressively) had specifically told him what kind of update to request from lender, now I'm almost regretting to have been so patient and accommodating in the first few weeks of my application!!

Oh yes it’s 7 weeks today. We applied the same days as Nervouslywaiting.
oh yeah you need to be quite pushy with the MAs I think. I mean what were they doing for that extra 5 weeks you’ve been in process 😫 are you in a big chain?
