Oh hello! It’s crazy waiting isn’t it! I’m in the same boat at you. Valuation happened yesterday. I’ve not heard anything about it though today  might ask my MA to check the portal. I think it was 3 working days after the valuation that they heard.

Update here. Saffron contacted our estate agent this morning to book a valuation for next Friday. No mention of an offer subject to valuation but I will take this as a good sign

Hi, sorry to jump in as new person. But I'm in the same boat as most on this thread. It's been over 6 weeks since full application, lots of waiting. My valuation was yesterday and I was told today it was fine and back at the lender & now the application was in 'full review' and 'final review' (both terms were used - 'final' on the phone and 'full' over email afterward).  Underwriting all happens before valuation, so I thought? So unsure what that means.

Also @rf123 how many days was it between your valuation taking place and your offer coming through? Congrats btw.

It depends how speedy your valuer is to send the BS their report, I think. My broker gives a me a call if anything new crops up on the BS portal and they said today the valuation was with the BS and it was all fine. But all not quite clear as I said above. Do you know that all your underwriting is done? The valuation then leads to another full review, but hopefully that means just crossing the t and dotting the i's.

No I have no idea. Just going on what my MA says. He said they usually do all the underwriting before valuation. 

Ok I’ve emailed my MA to check portal and hope it’s all ok. Then it’s the waiting game I guess!!  Surely it’s just yea a case of signing it off, not another actual review.  who knows! I’m a bit tired of feeling anxious though.

The way i see if you've got this far, going through all documents, credit and general affordability, and they've paid for a valuer - it would only be the valuation that can feasibly let you down now, i.e. a downvalue. But unlikely anything personal related could do at this stage.

Well yeah that’s what I was told. Fingers crossed for us all. Let me know any updates. I’m worried about valuation now as it’s a Renovation kinda project. But anyway let’s wait with baited breath!

I got the formal offer a few mins ago, MA phoned to tell me, so very quick from valuation to now. Good luck with yours I'm sure it'll be this week given you and I are on exactly the same timeline and same lender...

Congrats!!! That was quick from valuation to offer
I believe the timings depends on how quickly valuer submits their report etc. We were told as Saffron pay for the valuation, they will only do it at the end when everything else is satisfactory. I’m positive it will be good news for you getting this far!

I really do hope so. Wonder if I will hear today ?

Have you managed to get a completion date ?
